Comments (19)Just a little eye rolling left! Second floor is important should guide your decision. Some units vibrate less than others due to the type of suspension - someone help me out here, but I believe a washer with a "hanging" type suspension will vibrate less. Also, with a second floor you have to worry about leaks destroying your house. Two things will help you never have to deal with this. Have your plumber install "Burstbuster" valves and use Floodchek hoses (google both to find them). Do not use hoses that come with the machine or that you can buy at the home center. They are inferior. Burst washing machine hoses can release hundreds of gallons of water and are the second top reason for home insurance claims (first - leaking fridge ice maker plumbing). You don't want to turn your stairs into a water fall. Please whatever washer you buy, be smart with a few ounces of prevention. The Floodchek hoses are superior and the likelihood of them leaking or bursting is far less than standard hoses. Comments (62)I don't think one can really look happy and feel confident if one truly is not happy or confident. On the one hand. On the other . . . I approached dating in my 40s and 50s the way I approached job hunting. A first date is an in person "see if we have any chemistry" interview. You are as much vetting him as he is vetting you. The confidence comes from knowing that if it isn't the right fit, that is not a bad thing. That was the hardest thing for me to do in online dating, tell a guy I didn't see it working out after a date. Usually they sensed it too, but sometimes they were just like my husband, they didn't care much about picking and choosing, just wanted a woman to date and for some "dating" was a euphamism for having sex with. (Not my husband, but that's what some guys relayed to me, pft. Such guys are a waste of time, they'll discard you as soon as the next "doable" woman comes along. I had to tell some guys "no thanks" and it really wasn't anything in particular that was wrong with them (for the most part) just not a good fit for me. I even volunteered to help one guy up his dating game so he could find the right gal. His profile picture was very old and when he showed up looking much older and with way less hair, I didn't mind his appearance, but the disconnect was a moment of dis-ingenuousness that for many would be a red flag. I don't think he did it on purpose, a lot of guys don't happen to have a great photo shoot to share online, it's not much of a guy concern. He used his work ID photo that was old. I have a friend from GW who met her husband through another guy she went on a date with. He could tell they weren't compatible, but that she would make a great match for a friend of his . . . so just like with the job, try not to take it too much to heart and too personal. It's not any reflection on your worth as a person if a date doesn't click. The planet has 8+ billion people on it, as varied as the molecules in the universe! The point is, you wan to put your best foot forward, be your best you, but don't try to make yourself into something you're not. Don't highlight your weaknesses, know your true worth and put it out there. If a man values it, you are lucky. If not, nothing has changed, your purpose in life is to use your gifts and talents to their highest purpose, not run after people who don't value what you have to offer. Plus your pluses. I taught in a leadership program for three years at a community college. We taught a lot of "soft skills" as far as personal and interpersonal management. We used a system of identifying personal strengths. It is a well known and studied phenomenon that is is much easier to "plus your pluses" that spend an inordinate amount of time trying to make yourself into something you're not. The key is to find the right fit between a person's need and your pluses. Sometimes that takes some searching around. Don't get discouraged!! The houses around me are super nice - ones on the bay across the street are selling for 2-10M+ and most of the houses around me, not directly on the water, have been sold between 700k and 1m+ but the one I bought was outdated and is on a smaller lot but the area is only getting more exclusive as old houses are bought and improved and flipped. There are not that many rentals but the ones around are all fixed up for rent. It's in southeast Florida less than 3/4 of a mile from the beach, you can walk. I am hoping the 70k will modernize it? The Airbnb rates are like 275-900 a night depending on season and House size, I am sure mine would skew more towards the lower end but it needs to look somewhat nice. I think more if I install a pool later @verbo. I am not a flipper. I am a landlord - I bought and fixed up dilapidated properties in the low income area (but just to get up to code - no thought into design or anything) and then rented them for several years. I 1031'd some of them and wanted to try my hand at Airbnb to see how it goes - I never had to decorate or design before - but I am not flipping it I am just going to rent it Airbnb or if that doesn't work a regular rental if I need. I paid slightly under market (or so the appraisers so tell me) bc of it mostly being a cash deal and some other reasons. I don't think the house will lose value based on the area and supply and demand of beach area property so I figured worst case I just park my money there till I do a new 1031 if I want to go back towards low income rentals...See Moreruthann
