I built a beach house with Hiline Homes 2 years ago. I actually blogged about it specifically so people could see what our experience was like because I too could not find anything online. I haven't updated the blog with what the house has been like since we moved into it because I got burned out. But overall, I think the house was pretty solidly built. The build experience was far from perfect but that is also true of my sister's super high end build that I got to hear about going up as well. I will say the fixes and responses to getting things fixed on the higher end home were a lot better than what Hiline has done. But our house itself seems like a very good value to me. All inclusive with our land, permits, driveway, excavation/ground prep, etc, we paid about $118 per sq foot. With the builder we quoted with, the cost would have been $160 per sq ft. and the quality at that price would have been comparable to Hiline's since the builder also would have been using similar materials to get their quote that low. (By similar materials I mean the finishing touches like countertops, carpet, flooring, etc. They would have used the same construction materials, and in some cases, Hiline's construction materials were actually nicer.) So, I think you could go with one of these companies and come out okay, though I can only speak for one of them. We had a terrible project manager but he was fired after our build. Glennsfc, you are correct about doing all the research before buying a floor. I had read all the reviews and I knew I was taking a chance on this flooring. I was hoping I would be one of the lucky ones who wouldn't have any problems. And I am happy with it for the reasons I stated. I just wish it had been more durable. And Duraceramic is more expensive than most tile, but costs less to install. Overall, it costs about the same as tile. And doug_gb, yes, tile and wood are ABSOLUTELY better products. But no matter how much poly you apply to wood, it will warp if you have enough standing water. It's not exactly the best product to use in a kitchen, although many people do and probably don't have any issues with it. And tile is hard. If I stand on it for too long, for even an hour or so, my back and legs ache. I can stand on my duraceramic floor while cooking and doing dishes and not have a problem. And tile IS cold. I have tile on my floor around my fireplace. It's right next to the duraceramic. The tile is cold to the touch while the duraceramic feels the same temperature as the room. I wish I had a way to test the actual temperature difference, but the tile IS definitely colder. (And I have tile that is farther away from the fireplace that is still cold, while the duraceramic next to the fireplace still feels like room temp. So, it doesn't have anything to do with distance to the fireplace. It is the tile.) But we are planning on redoing our master bathroom soon, and we'll probably have to replace the vinyl floor with tile, just for resale value. And odds are I will put in tile when we have to replace the duraceramic. And then I'll be over in the tile forums complaining about how much colder my house is and how my back and legs always hurt... I just don't think you can find perfection in a flooring product. You've just got to look for what's most important to you. So, I wanted to let people know that there are good things about duraceramic, but that the tradeoff (durability) just might not be worth it to them.

Flushing is acceptable practice but refrigerant lineset size must be correct. If you elect the 2 1/2 ton condenser, it is unlikely that old lineset will be correct size 3.I do not like thermostat selection for these quotes. I would like to hear from Ryan's ideas/suggestions on this. I do recommend a good 4-5" box filter cabinet. I would not put down more than 25% upon contract acceptance. now to the fuel comparison between electric vs nat gas. to be fair, I will use 50 therms mthly usage to better average your nat gas mthly base charge. Cost per 100,000 btu of useable heat Heat Pump with COP of 2.75 $1.15 Nat Gas Furnace 80% eff $1.81 you can readily see that a HP above temp balance pt is the less expensive choice to heat your home. Keep in mind the main reason for the large difference is the 80% eff furnace. yes, if operating costs are important to you, then HP operation would save you some $$s. ask dealer for option on HP condenser version if interested. IMO

As raehelen noted - I think there are two different issues that people are perceiving and answering in this post. I think your quote for P&F is reasonable for that line (although there seems to be lots of variation in P&F pricing between dealers / parts of the country / etc) That said, the other question is are there other, just as good cabinet options out there that would be less expensive and I think the answer is yes. It really depends on what you want. If you are set on P&F - your quote is in line. If you are flexible - there will be other more less pricey options that get you the same quality
