Garage Apt

Anyone ever convert a garage by "ripping off" the roof and building an apt above? We are sort of toying with the idea of doing that to a three-car garage (with over 1000 sq ft) to conver it to an apt for my soon-to-be-retired parents. We built our home just this year for $110/sq ft, not including land, but I don't know what this would cost.

Probably easier to rip the entire garage down and start over since the idea wasn't there earlier to have the construction and beams in place to bear the weight.
