Craftsman 13953975SRT1 issues

I own a rental house and just got new renters. On move-in, I discovered GDO not functioning normally. Am attempting to program new remote as well. Door will only close if I physically hold down button on wall panel (stops intermittently otherwise). Remote seems to program correctly (opens door okay) but will not close the door at all and the lights click on and off 7 times. I have not even tried the remote keypad. All original literature and remotes were stolen. Does this sound like poorly aligned optical sensors? I must travel some distance and endure much hardship (okay it's only 22 miles)to test this theory so I wanted some expert opinions first. Thank you in advance!

It is a sensor problem. Anytime the door reverses when closing and the main light flashes 10 times it is a sensor problem. Most usually just alignment.
