Concrete Block Garage leaking water

Hi All,

I have a 12 year old concrete block garage with a slap floor that is leaking water after heavy rains. The water comes in thru the concrete block or thru the joint between the slab and block. I have used a sealer on the concrete block and this seems to work for a couple of years, then it starts leaking again. Since I sealed the concrete block and that stopped the water from leaking in, I believe that is where the water is leaking in from and not the joint between the slap and block. Does anyone have a permanent solution to this problem and I'm wonder why it only leaks from a portion of one wall and not all the walls.

I'd be looking outside. Check gutters, landscaping, and grade to ensure water is not pooling around the base of the wall where you are having leaks.
