Customizable online garage/shed plans?

Lightning sent a neighbor's 60' tree crashing down onto our 80-year-old garage. Local modern-day zoning and building codes say it must be rebuilt to its original size - no bigger or smaller. No plans that I can find online are the required footprint, 10'W x 18'L.

Insurance is quoting a figure for replacement that has all the contractors we've spoken to laughing at us. If I could save some money on the plans that we'll have to submit to the building department, I would have a little more to put toward the actual structure.

We're looking for a very basic peaked roof design, with a standard garage door opening on the 10' dimension and no other doors or windows. Any help would be greatly appreciated.

I've had some luck by getting my contractor, who has done a lot of insurance claim jobs, talk directly with the insurance adjuster and come to a 'meeting of the minds' as to the rebuild cost.
