Barn style carriage house

We are building a victorian style house and I want to build a carriage house in the shape of a barn with a gambrel roof. My problem is I am limited to 20 feet deep and 28 wide. Does anyone know where I can find a plan and do you think there is enough room to put in a bedroom. We want to rent it out to generate income for our retirment years and a 1 bedroom rents better than a studio.

It's tight but possible to have a separate bedroom. If you can put the stair on the outside wall, you'll be able to create a lot more usable space.

I think you would be better off creating on open plan layout myself - but that's just what I would prefer.

Rent it as a loft, which has a better sound to it then a studio does.
