Ice in garage on mild winter days

We have a two story house with an attached 2 car garage. Since the begining, during the winter months, following a cold spell when the weather warms uo, we see ice forming coming from the 2nd story floor joist (?) dripping down the wall. Never ever seen any water at any other times. There is a bathroom behind there but it is dry, we've been here 9 years and no signs of water anywhere.
My thinking is: there must be an air leak from the house into the garage where the warm air meets with very cold air, condensates and freezes tonthen melt on milder days. Does that sound reasonable? If so, how do I fix thsi? If not, what are your thoughts?

And it's not coming from the roof, no water or ice up ther and it's a brand new metal roof with a super duper ice sheild flashing :)
