Some sheet vinyl flooring is very realistic-looking...to the point where you would have to get down on your knees to find out if it is fake or not. Also, quality varies...so know what you're buying.

thanks glennsfc, I just ordered some samples tiles. I'm hoping they look like the do on the computer, but I doubt it.
I'd rather have wood, and the wood is cheaper too, but we're not civilized enough lol.

We had similar needs and wanted wood look. We went with earthworks Rapid-Clic LWC-4818 It's been installed since February and *everyone* thinks it's real wood. I also had a leak from the dishwasher and it was easy to take up individual planks dry out the sub floor and re-install.

Some of the LVT tile (laminated vinyl tile) that comes in planks can be VERY realistic-looking. The applied designs and finishing can really fool the eye.

We used to make a product called Genuewood that was a true hybrid LVT. It had a veneer of true hardwood that was sandwiched between a backing pvc layer and a clear top pvc wear layer. I don't think it is still made...it was a unique and wonderful product.
