Low odor floor stain needed ASAP - Please help!

My tenant just left and destroyed the floors with his dog peeing all over. There are blackish stains all over. My only option is to use a dark stain but I have a 94 yo old frail mother in the upstairs apt. and I'm afraid for her if the smell of the stain permeates her apt which is above the tenants. Has anyone used a low odor stain they can recommend that still did a decent job in staining the floor? I would be grateful for any suggestions. Need help ASAP as the flooring guy is coming this afternoon to look at it and I need to discuss with him what to do. Thanks much!

Your other option is to rip out the urine soaked wood and put in something new. That all hinges on how much damage was done to the existing floor. There are some situations where sanding and finishing would be futile. Your floor person ought to be able to determine what options you will have.

There are some wood floor stains that flash off (dry) in as little as two hours and then there are some commercial quality waterbourne polyurethane finishes that have low VOCs (volatile organic compounds) and consequently have low odor.
