Finishing Eastern White Pine Flooring

Hello,

I am new to this forum, but I've been a lurker for while.
Anyhow, I am in a predicament that I can't seem to get myself out of. We recently purchase 2400sf of unfinished eastern white pine to lay in our house. I know the characteristics of pine but I am having issues determining the best way to finish it. We want to stain it to achieve a roundabout color of distressed/rustic pine. I keep reading about water-based vs oil-based finishes. People say that pine takes oil better than water, etc.

I have always conditioned/sealed pine, then stained, then put a top coat on...always poly.

But I have never done floors...so from everybody with experience how should I finish these from start to finish. Should I still condition/seal, stain then top coat? If so give me products/combinations etc.
