Applying color to interior concrete floor

Hope this is the right forum . . .
I am selling a house with an unheated storage room that has a concrete floor. The floor is not in very good shape. At the suggestion of the realtor, I have painted the pressboard walls and ceilings to suggest the look of a usable space. I would also like to color the floor.

So - paint, stain? It has to be a simple, DIY project (though in fact I will probably get the guy who has painted the rest of the house for me to do it, but he's only DIY+, a much neater painter than I am). I like the look of Lowe's concrete stain but feedback says it is really a coating, not a penetrating stain, and it won't last long. Even though I am selling the house, I hate to do something that is really not durable,

Do dyes have to be added when the concrete is mixed?

Any information is better than what I know, and I don't trust the advice of the folks at Lowe's and Home Depot, who want to sell product. Thanks!
