I am getting ready to refinish our original Bruce's waxed, grooved oak floors. Because we have a dog and teenage boys, the first contractor suggests an oil finish. I have seen the work he has done with these type floors and they are beautiful. Another contractor is suggesting using a water based finish from Basic Coatings. Their website says the coating is rated for commercial flooring, but I am leery. A third contractor also uses a water based product, but said that next time he does his floors he will use oil because the dog and kids have worn a path after ten years.

We are planning to move in five years and don't want to refinish again before selling.

I would appreciate any input you might have.
