Rental house flooring

We have just purchased a small home and hope to rent it out after making some repairs.

We are trying to decide what floor covering to choose for the open laundry room, kitchen, and den. I think it should be the same because the rooms all open into the other and it is a small area. Currently, the flooring has a "partial" linoleum from the 70's down. Someone pulled part of it up and never replaced it with any thing else. :(
The kitchen is a galley kitchen with opening on each end. The remainder of the house has "beautiful" hardwood... (kind of a maple color) Home was built in late 60's--

Ceramic tile would last forever but expensive for the labor, so I was thinking laminate.. However, Home Depot told me never use it in the laundry room or kitchen in case of water problem down the road..

Any ideas? What have some of you used in rental property?
