personally i would just stick to wood. gas does not put out enough heat, and electric will cost an arm and a leg to use. if the neighbors don't like it, so what you are moving in a few years anyway.

It may be that the smart move is to do nothing. Let the new owners install the fireplace system they want, or none at all.

If you must have a fireplace, gas, especially natural gas is the obvious consumer preference. Few wood foreplaces are installed in new construction these days, because few people want the work that goes along with a wood fireplace, the cost is lower and the efficiency of a gas fireplace is vastly greater than that of a conventional wood fireplace.

Personally, I have my wood stove fired up right now. Wood stoves are the wood heat of choice, in my opinion. Even so, I wouldn't saddle your house even with a wood stove since you are selling it soon.

Why pay the cost of installing a fireplace and then pay a real estate agent a fancy fee to sell it for you in three years?

Unless you need to do something for resale value, I wouldn't put any money into it.

But...if I had a choice, I'd do a wood fireplace in a heartbeat..which is what we're doing now. We lost power for a month during an ice storm, and that's when we decided to get a FP to cook & heat with just in case. We even built a new room for the FP. lol Nothing beats looking at a fire on a cold winter night!
