bi-weekly payments on a 2nd mortgage

Have just been told by the bank that holds our 2nd mortgage that we can not make bi-weekly payments. It is a 30 year 2nd mortgage at 7.8%. We can send in extra payment towards the principal. Is this common for a 2nd mortgage?

Hi taylor,
Yes, that's fairly common. Bi-weekly payments aren't anything magincal financially... it's really just a mental trick for the BORROWER. Just pay the extra in your regular payments once a month, and you'll accomplish the same outcomes.

Yeah, I got one of these offers too. The bank makes a killing here in the setup fee! There's probly a $200 or $250 fee to set this up, which is 100% profit for the bank.

They didn't want an EXTRA payment per month, just to split my current monthly payment into 2 bi-monthly payments, of exactly half each. Instead of paying, say, $2400/mo, they take out $1200 twice a month.

That helps the bank cuz they get half of the money ($1200) 2 weeks earlier. (Tho it helps the bank mostly cuz of the bonus setup fee they get)

That helps you, cuz that $1200 you paid 2 weeks earlier serves to not charge you quite as much interest, cuz you've paid a bit earlier.

That interest amounts to a lot, over time.

If you get paid from your employer monthly, then you're best to stay on a once-monthly payment plan. If you're paid bi-monthly, then you can have the payments go out right after your paycheck hits, which puts your money to work effectively 2 weeks earlier.

You would, however, be FAR better off by simply taking that setup fee that they charge, and applying that to extra principal on your next payment.

I have watched the TSP quarterly. I'm not totally sure of the % of the total goes to which fund, but I believe we are fairly diversified and have some funds in 4 or 5 of the different funds (not sure that's the right word). Our pay goes into each according to the % that we alloted the last time we did it. =0) You're doing yourself a disservice to your future retirement if you don't know in what funds your money is allocated, how the bi-weekly pay is allocated and especially how much growth you've had. I only say this because you have recently put your retirement planning to the forefront of your brain and that should include monitoring and learning about the TSP since it will be the vast majority of your husband's retirement. BTW is he under CRS or FERS? Since I started watching the TSP several months ago, I learned that this is not the best time to be in the "F" fund because the USD is constantly down. The domestic US economy is 39th in the world with many of the countries in the "I" fund way higher and close to the top. I originally had everything 20% into each fund, but have since moved things over to the more profitable funds since I"ve learned alot about how the TSP works. 1. Is there a max on the TSP? Hubby says it "used to be 10%", but he thinks that changed. Max amount for 2007 is $15,500 or 20,500 if you're over 50. The max contribution does not include the matching, so that is over and above the limit. We allocate a specific number, not a percentage. We put $425 per pay period into the TSP and that is nowhere near the max, but is over 20% of dh's pay. The more you put in, the more matching you get. If your husband has received any pay increases, then it might be a wise option to increase the TSP contributions. That's what we do whenever dh gets a raise. It allows for a greater tax benefit and more matching dollars. No, I don't mind differing opinions, it helps my brain entertain new ideas and learn something. =0) I know that I am focused on the rental properties and mortgages on them, because at the moment, those are closer to paying off, than the IRA or TSP. I believe in diversification, so the rental properties are currently part of my "retirement plan". They are a part that will begin to pay off long before we retire, and continue once we do retire (or at least that's the plan). I am learning the IRA and TSP world and language (and remember we're looking at 27 years before taking anything out of them, and we are already putting funds into both), but I already understand the houses. =0) It's good that you're looking to diversification and that you're open to look at all avenues. I think what you're missing is the tax benefit to the TSP, especially if you can afford higher deductions because it reduces your taxes that could be offset by the additional tax you pay with your rental properties and paying them off early. Having said that, I prefer to have a home paid for, which goes against many other people's belief here that the funds should go to investment vehicles. I try to diversify that as well by having money in a high yield account plus pay a bit more to principal. Sorry, I thought you were closer to retirement than 27 years to take out of the TSP. That gives you a long time to make the most of your investment opportunity there and is even more reason to learn everything you can about it. If your funds are diversified btwn the 4 or 5, that means you're losing a strong growth opportunity because you would have some money allocated to the G and/or F fund, which aren't producing very well these days. I was extremely overwhelmed when I first started paying attention to the TSP. It's definitely a long learning curve, but I am learning. It is imperitive that you know in what funds you are invested, how much is going into each fund and how they are doing - an not just quarterly. At minimum, you would be best served by checking weekly.

Any bank that says that an extra payment is just paying next month's payment now is scamming you. They get all of that money free for a month ... cause you don't owe that money to them until a month from now! If you have $100,000. mortgage at 5%, you owe them $100,000. for only the first month. The interest owed for that month will be 5% of that, or $5,000., divided by 12 if you pay monthly, or by 26 if you pay bi-weekly (which will pay it off more quickly, there being a couple of extra payments per year). On monthly pay, your debt would be 5,000. divided by 12, or $466.67. I don't know the amortization figure that would mean that, on a 25 year mortgage, you'd have all of the debt paid in full by paying the same amount, month by month, throughout that 25 years. Suppose it might be $500.00 ... which would mean that, having paid the interest of that $416.67 on the $100,000. mortgage, there's $83.33 left from that payment to pay down the principal ... which becomes the new amount of $100,000. - $83.33, or $99,916.67. The interest owing on that amount for the second month will $416.31945, or $416.32, leaving $83.68 to pay down the principal. In the third month, with $99,832.99 still owing, the interest cost will be ... Sorry - my calculator just quit, and can`t make the one on the computer do what I want it to ... and the library is closing in 10 minutes. Another reason, apart from the price of gas and time ... to get my home computer hitched to the public! You can see how, as the interest to be paid on the remaining principal drops month by month, the amount of principal that gets repaid monthly grows. If you can make one extra payment per year, to reduce the principal owing by all of that amount, it could well be as much or close to it as your monthly payments had reduced that principal through the whole year. For my first home in Canada, I paid my mortgage weekly and the payments were applied as they were received, hence reducing the amount of years in the loan as well as saving tonnes in interest. When I got a mortgage here in the US, I wanted to pay bi-weekly. However, most lenders will not apply the payment until the full monthly payment has been received. Say you pay $200 per week for an $800 per month mortgage. You're giving the lender $600 of your money, they're investing it, gaining interest and you're getting no benefit until the full payment is made. Essentially, you are paying interest on the mortgage, losing the interest on that money if it was in a savings account until your mortgage is due. There are also companies that will arrange for the biweekly payments for you, but for a fee. Usually several hundred dollars. If you were in Canada, I would tell you to go weekly or biweekly because the payments are applied as received. Here in the US, the best way to get the benefit of bi-weekly payments is to add 1/12th of your payment to principal when you pay monthly. This is like making an additional mortgage payment per year. The key is to allocate those extra funds to principal. So, if your mortgage payment is $800 per month. Divide 800 by 12 which equals $66.67 per month that you would allocate to principal in addition to your full mortgage payment. Instead of paying $800, you would pay $866.67, while allocating 66.67 directly to principal. This should take about 7 years off a 30 year fixed mortgage, depending on the interest rate, and save you thousands and thousands in interest. You can also make a lump sum payment directly to principal, effectively making 13 payments in one year instead of 12. The companies that offer these biweekly programs don't submit your payment on a biweekly basis. Just like the mortgage companies, they hold your money and then make one lump sum payment every year to the principal. You can do that yourself for free and save yourself the ridiculous fee they charge to hold your money while getting the investment income from it. Below is a link to a mortgage calculator where you will see the savings by paying additional principal. Make sure you look at the amort charts provided because they show new payoff dates with additional principal and the interest you pay. For a $60K mortgage at 6.25%, your payment is $390 and additional principal is $31, making your payment $421. According to the calculator, it takes 5.5 years off the mortgage with total interest paid $56,857. By only paying your mortgage without any additional principal payments, you will pay $72,994 interest and pay for 30 years. You also have another option if you can afford it and that is to take out a 15 instead of 30 year mortgage. The rates are a bit lower and you will save thousands in interest. If you prepay your principal like described above on a monthly basis, your mortgage will be paid off in 13 years. Your payment would be approx $510 per month plus $43 for additional principal. Hi Sparksals, Some clarifications, if I may... If you're going to pay the mortgage off in 12-15 years, why not get a 15 year mortage? I'd say: Because getting a 15 year term puts your feet to the fire and locks you OUT of any safety management of your own equity. It removes your ability to plan and adjust to life. PLUS in actuality it ends up costing you more in real cash, in the end. You will save a considerable amount of interest and the rate will be a bit lower than the 30 year fixed rate. Actually, if you run the numbers, and apply ONLY the potential earning rate of conservative CD savings interest to the additional amount of principal trapped in a 15 year term versus a 30 year term, you pay far less with a 30 year mortgage. Ignoring the very real loss of savings interest income from the money you may be trapping into the real estate equity on an accelerated basis can be hazardous to your wealth ;~) That is an option if you think you can afford the 15 year payment. If you're taking out a 30 year mortgage for the security of a lower payment in case one of you lose your job, then adding to the principal will have the same effect of reducing interest, but you'll still pay a higher interest rate. THIS is true... which is why it is both safer, and smarter, to accelerate the elimination of your mortgage by sending all your free money into a seperate, liquid, savings-based "Mortgage Freedom Account" than to actually dribble it into the mortgage bank prematurely. The most important thing to check with your conventional mortgage is that there are no prepayment penalities. Actually... prepayment penalties on residential financing are so extremely tame, and offer the potential of strong savings (often reduced rates are offered in return for PPP periods,) that it is really something to look at favorably. By law, PPP can never be applied to accelerated payments less than 20% of the original balance... that's 1/5th of the entire loan amount... so if you WERE determined to dribble away your cash to the mortgage company, that is a LOT of dribbling you can get away with and still get the lower interest rates. In addition, there are SOFT PPP which apply only to payoffs greater than 20% due to refinancing only (not sales,) and HARD PPP which apply to both refinances and sales. Taking the rate discounts for a SOFT PPP when available can be a real win... and anyone paying a premium for a 30 year fixed, but avoiding a rate discount with a PPP, is simply conflicting their own financial values. WEIGH the options carefully, and KEEP ALL THE VARIABLES IN MIND! Eliminate ALL of your debt as fast as possible... HOWEVER, not a DAY EARLIER than it has completely served you! The real trick to the biweekly is that it is half the monthly payment, 26 time in a year, so you pay down the principal faster. But, as has been pointed out, why pay extra for it, when you can adjust paying down principal anytime you want for free?

Because you pay bi-weekly, you actually make an extra payment per year. Over the life of a 30 year mortgage you save time off the end of the mortgage (ours turned out to be 7 years and 40,000 dollars). I'd say that's a benefit.

Oh, and our mortgage company did NOT charge a fee. The use of the money (I imagine they can use the money to gain interest) would be how they make money on the deal.

Does it show on your statement that they apply your bi-weekly payments when they recieve them? Or do they hold them until they have a full payment and then apply it. Do they also have to opportunity to hit you with late charges twice a month. I just divide my monthly payment by 12 and add that amount in principal to my check each month. Works out about the same.

Can I assume that you fellows have 3 - 6 months' income set aside in an emergency fund in case some rather urgent and catastrophic, unexpected expense turns up - or you get no income for an extended period, e.g. go on strike?

Trouble is - when the investment's set up to be pretty well immediately available, usually the rate of return is low.

Not much fun to get 2% on invested emergency money - but be paying 5 - 7% on mortgage.

I often don't have emergency funds on hand, but have invested assets more than adequate to use as collateral for a loan in case of emergency - at lower rate of interest, as the loan is fully secured by easily-liquidatable assets, unlike the hassle of repossessing, towing, storing and selling a car used as collateral for a loan to buy it.

Canadians not allowed to use registered retirement accounts as collateral for loans - but if one carries a substantial amount in such a fund with that institution, usually they'll set up a loan that's officially unsecured, but at a lower rate than that usually charged on an unsecured loan.

When I make such a loan, though, the interest is not deductible.

Possible problem - if one gets laid off and goes to make such a loan to tide one over, when the bank asks who is one's employer and hears that there isn't one at present - the loan is more than likely refused.

But - a number of my investments are carried by the stockbroker. If I have regular, quality assets of, say, $10,000., the broker will lend me up to $5,000. without question. S/he doesn't care whether I'm employed or not.

Careful, though - if my $10,000. asset declines in value to $8,000. and I had borrowed the full eligible amount of $5,000., the broker will call me to ask me for a deposit of at least $1,000. to reduce my loan to $4,000.: by tomorrow, at the latest. More than likely s/he'll ask for $1,500. or so, to add a little cushion in case of further reduction in value.

If I can't come up with the required amount, then they must sell some of my asset - which results in a reduction in the amount of the asset underlying the loan.

Not a good course: I don't want margin calls for either my clients or myself.

Here in Canada, mortgage interest on owner-occupied home is not deductible - but when home is sold for a gain, total amount of gain is tax-free.

Interest on money borrowed for non-registered investment is deductible, but on money invested in registered retirement account isn't - as the amount invested is deductible, within limits.

Many advisors suggest borrow to invest in retirement account, early in year before deadline, then when tax refund relative to the deduction for the retirement account investment arrives, use it to pay down loan, try to have loan paid off before year end.
