yahoo real estate, I will have to check it out - not sure there are any foreclosures in our area. So far, it's the only site I know of to find them. There's a post at city data in the real estate section, pretty sure someone left links to other sites. We lost power the other day, and all of the tabs I had open are gone. I now have to go back and sift through posts to find the stuff I wanted. :( Now that the weather is cooler, I am working in the yard too trying to get rid of all the weeds and put in a few carnations. I lost all of my carnations. I'll have to buy more when we move. I hope I can dig up the rest of the plants I want to take before it gets too cold. If I had to do the two week closing, I would have if it would have sold the house. My mind was racing with all the things I had to think about in an insanely short period of time. The realtors even said they'd come to help pack and help find movers satisfactory to me, etc. These two are top notch and the stress I had before is totally eliminated. Gawd! I was a basket case. I saw my therapist yesterday and she said I appeared much calmer and that the last time we saw each other, just before I fired first realtor, I was climbing the walls. Yesterday as I was getting ready to dig another garden out, I looked around and thought, no way could I do it in 2 weeks. I don't doubt you are calmer, you have 2 people working on it, they sound like they know what they are doing. I'm glad you realized everything early on instead of after close to 3 months like me. I'm sure seeing your hubby and getting away helped! I must have missed the post about you putting a bid on a house. I will take a look for it. Haven't really "posted" about it. I mentioned it in a few threads but didn't make an "official" post yet. Didn't want to jinx it. The house is awesome, 1st one that hubby & I walked that said "this is it". The problem was the price and unless we took a model that someone else backed out of that was already customized, doubt we'd be able to get this model. We got a decent deal and feel pretty good about the decision. We even met the neighbor next to us, nice guy that takes pride in his property & likes to garden. This reminds me of what happened to us 20 years ago. We listed our first home with a local realtor, she put it on the market and we got a full price offer within a week which, of course, accepted. It was subject to inspection and the very young buyers brought their two fathers to do the inspection. Surprise! The buyers backed out and the house (we thought) went back on the market. Six weeks went by with no showings, and this in a hot market. We called our realtor a few times and she told us to "be patient." So the DH told a colleage at work who happened to be an agent, and he checked the MLS, which was only in printed form at the time and not available to the public. Guess what? Our house was still listed as "sold'! We got out of our listing contract (with considerable unpleasantness, I might add) and relisted with another agent. Again, it sold for full price within a week. The delay caused us to have to take out a bridge loan so that we could meet the closing date on our new home. Because this happened to us, I would not be the least surprised if it turned out that the agent(s) in question simply hadn't bothered to update the listing. Concerning ethics, I would think it would be obvious to anyone that, since the agent owes a fiduciary duty to the seller, a mistake like this is not only a breach of ethics, but also leaves the agent liable for damages in court. Indeed, I actually had drafted a complaint, but we cooled off and simply let the matter drop without filing suit.

I'm not a fan music either. I tend to turn my volume down whenever something like this has music. That could just be my personal preference. I don't even use speakers or a head set. I like my computer time to be quiet time; especially after a long summer of having my daughter home lol Basically, what I did was use some pictures from webpages (not actual high quality pictures I took myself of an actual house). I hope you didn't use pictures from someone you don't know. When I saw that you'd used sparksals photos off of her agents site my 1st thoughts were that I wondered if you worried about possible copyright issues? While the photos are online, how would her agent feel about you grabbing them without asking? Again, this was done in about 30 minutes tops. And just to show how fast and easy one can do it. Nothing more. When I did it for my girlfriend it came out much nicer of course because we spent a lot of time on it getting it JUST RIGHT . . . we also used better quality shots. I've seen you mention the one you did for her, and if it's so much better then what you've posted, why haven't you posted it? That's the one I want to see. Wow, I'm sorry that my pointing out something that can help people makes me immediately a villain in your eyes. I didn't realize that my having a blog makes me suspect to the general public when trying to share helpful tips here. I've wondered if you were making money or were in some way associated with the site you mention. I really haven't seen you post anything but almost the same comment, which it looks like you've copied and pasted then threw in a few words. I just searched, out of all of the posts you've made here, 2 did not contain a link to the video program or your money making blog. You've been a member of GW since 2003 but from what I see you've only just started posting (doing a search of all of GW for your name) and it was to post about the program. So yeah, it kind of looks like you do. This forum has had a lot of spam lately and posters are getting creative in how they are mentioning it so that it doesn't look like spam.

i guess what surprises me most, is that you put your home on the market and then get an offer. why are sellers not prepared to move once they decide to sell their home? i would never consider letting someone stay in the home once i have taken possession. i don't care what is the norm in whatever region i may be living in at the time. when you sell a home, be ready to move. we have sold two homes in our lifetime, so i know i am not as experienced as most of the posters here. we spent a couple of weeks readying the homes before we put them on the market. during that time, we not only cleaned and prepped the home, but packed up most of the possesions and put them in the garage. we left the minimum of stuff out to look like a lived in home. we put our second home on the market on a friday and had two full price offers by sunday. we closed in slightly less than 30 days. that was in may of 2007, so not that long ago. we turned over the keys at closing. i guess i just don't understand why people aren't ready to move out. i think a lot of people just don't like packing their stuff up until they have a contract, and if you don't have a place to live ready for when you sell them home, then why did you put yours on the market?? i am not asking the poster these questions, just throwing them out in general. i think today when you put your home on the market, you better be serious and be ready to move as quick as possible. since it is mostly a buyers market during these tougher times, i believe you don't give them a reason to walk away once they have submitted an offer. a quick closing, easy in and easy out is the most desirable thing you can offer. what puzzles me too is that people accept that it is what is the norm in their area, so they go along with it. just cause it is done, doesn't mean you have to do it. ladybugbaby
