let's talk about insurance against water damage

So it's about time for me to renew my homeowner's insurance for another year and I'm thinking about protection against water damage. I guess there are three kinds of events I can think of:

1. flood, or surface water flood: I don't live in a flood zone, but my neighbors have a depression in their backyard which is a village instituted requirement for a storm sewer overflow. I'm thinking I want to be protected against something like this. I have no idea how to value a policy against the kind of damage that I can have.

2. sump pump backup: the insurance company offers a rider for $10k worth of coverage against this event

3. water damage from spills/leaks: I guess I worry about some plumbing link between the floors or something like an appliance malfunction that might go undetected for some time.

I don't know enough to even have an intelligent conversation about where to begin? Anyone have pointers to good sources of info.

I'm also welcome to advice from folks with experiences, good or bad, with dealing with these types of situations. FWIW, I have a sump pump and a sewer sump pump in a basement that is, and will remain for sometime, unfinished.

as far as flood goes, unless you buy a federally backed flood policy, you are NEVER covered in the event of a flood. this is seperate from you home owners insurance. mine costs 842.00 a year, and that is because i am in a high risk area.

3. the problem with this is that the ins co is always going to argue that they will fix on the pipe that ruptured, but will not cover any incidental damages to get TO that fixture. ask your agent what hte best option is, otherwise you can be just throwing away your money. i have HEARD of people whose pipes burst and the ins co paid for new plumbing in the affected areas, but the home owners were responsible for damaged walls and floors, even what had to be ripped out to reach the burst plumbing. i do not know this for a fact, but have heard it on numerous occassions so make sure with your agent.

Another thing to consider is: if you do have water damage are you going to report it? If you do, you may lose your ability to insure that house with anyone for anything again. My daughter had a terrible time getting insurance after she had a pipe burst in her home and what she got is costing her a fortune. Many lenders won't lend on a house that has had a water claim for fear that there is a mold issue so even with full disclosure to a willing buyer you might have trouble selling your house

SB, That primula is pretty! By adverse I mean not only a lack of sun, there are also the big trunk like roots growing many feet deeply into my property along with thick feeder roots and they immediately suck the ground bone dry after watering or rain creating a difficult, if not impossible 120' x 15' area that is not good for any kind of desirable gardening and very difficult to dig. Thats a lot of square feet being affected by neighbor neglect and on a city lot when space is always at a premium its a bit hard to swallow at times. I found that Salvia greggi which will take the dry conditions do surprisingly well since the tree leaves are not dense during their best blooming time and they are defoliating when the salvias are back in bloom in fall. A really big surprise is how well Silver King Artemisia does. I have lots of this growing in groups in the area. It stands tall and thick and adds some much needed bright silver interest lightening up the otherwise dark area. I wouldn't have guessed it would do so well. Cool season grasses like stipa varieties that go dormant in summer are also choices and I am having luck with hardy Lantana too. Of course all these bloom better in full sun but they are still attractive and able to take the conditions I am dealing with. What I am trying to get are plants/shrubs that will provide some height as well as visual size presence since its a transition zone that jumps drastically from low growing plants to this sudden and abrupt line of unattractive mismatched volunteer trees and messy undergrowth. Currently the effect is very jarring, like a 30 ft wall of blackness that feels and looks visually oppressive. I am on the downhill side which adds to the problem because my yard is much lower than the neighbors so eye level is distorted from his ground level to mine making it even harder to achieve a graceful visual transition. I'm planting on his side (with permission) to get some height. So many plants I've tried just end up seriously leaning east looking like they are attempting escape and further emphasizing the lopsided problem so I have to go back to the drawing board but these I mentioned have worked. First, mad props to Steve for linking Linda Chalker-Scott. This woman knows her stuff. I have read some of her other publications and found them to be very enlightened. I am going to try some of her urban soil restoration practices in my own routine since I am in the heart of suburbia. Good stuff. Second, I will say that the only thing you will ever find any two gardeners agreeing on . . . is what the other is doing wrong. I say this not to sound like there is fault in any of the approaches mentioned here, but simply to illustrate that everyone swears by their own method, and no two ways are ever the same. But that seems kind of obvious, so I’ll move on. Mike, you asked for an alternative mulch that would hopefully reduce the overall slug population, or at least not allow them to setup shop in your beds. All the different approaches mentioned above will give you the benefits of mulch as far as the soil is concerned, but I must agree that if any mulch is present there will be the capacity for slugs, regardless of the medium chosen. Hunting them manually or with bait will only help the overall problem, so I second the aggressive approach. This also frees you up to decide upon a mulch that works with your soil and plants in the best way, as opposed to something chosen simply to reduce slug population. After all, isn’t that what the mulch is there for ? With all that, I’ll step down from my soapbox and tell you how I do it (following suit here). :p Last year I used a shredded ‘licorice root’ mulch. It was filled with all sorts of sizes and shapes and I laid it down about two inches thick. It smelled of something awful though, almost like formaldehyde, but the texture was consistent and it ‘looked’ promising. Regardless of the havoc it wrecked on my nostrils it served its purpose and kept everything comfy over the winter. However, I found come spring it had compacted severely and with very little snowfall or agitation. The daffodils would get caught up in the ‘cake layer’ and I’d have to rescue the leaf tips. This could have largely been my fault for laying it on ‘so thick’. But honestly, two inches is not an absurd amount of mulch … so I blame the mulch. :p Overall, I decided I did not like it due to its severe compaction without provocation. I went back to the drawing board and decided that for my personal goals I would be better served with shredded leaves. This decision was based largely on my supply. I know arborist chips are free, but for me it’s too much of a hassle to get them home. But here is another example of personal needs. Each garden is different and each gardener as well. :) In the end, mulch is an invaluable tool that every gardener should employ. But we need to be concerned with what we are using so as to maximize the benefits it’s providing. As for the slugs, I suppose where there is mulch there will be slugs. C’est la ammonia. I think I'm freaked out because I did call a few companies, and their advice and procedures just blew me away. From what I got, this type of stuff should by handled by the insurance I don't have because it can be so expensive and complicated. The water damage companies were talking about drilling holes, and putting special wires or something throught the holes to suck up moisture. And, they were talking about special moisture detection instruments. Obviously, they couldn't tell me the price over the phone without having seen the damage, but ther ballpark estimates were just incredibly expensive. I think the carpet can be saved, but the padding needs to be replaced. But, I'm concerned about moisture that seeped through the padding to the wood below the padding. And, about renting a dehumidifier, why not just buy one from Target or something?

Mich, I've seen that in the stores and wondered about it. Some detergents don't have enzymes, I stear clear most of the time, however not every load is tragic, so not every load needs enzymes. If there's not a bunch of stains and the clothes just have the normal dust and body oils, that bottle of All probably does a nice job on darks and colors. I'm a powder fan but lately I've been enjoying some liquids, lol. Actually I have found liquids without enzymes make my sheets feel very smooth, I've been using a new boutique one I've run across, I'm not sure yet though if its the lack of enzymes or because its a liquid, but they do feel better I'll send a pic of it in a sec.

Totally agree about everything posted.

1st) Flood insurance usually states they will not cover you in a situation it is deemed an act of God. So, pretty much that only means a pipe bursting. If there is an actual flood that damages your house or a hurricane, well, that's an act of God and you're not covered. I didn't know that until I heard many of those in Louisiana who paid for flood insurance went to cash in, and found out it doesn't cover an actual flood or hurricane, those are acts of God. Kind of takes the wind out of flood insurance. Do like DavidAndKasie say, and make sure it specifically stipulates you're covered even if it's an act of God if you get it.

2nd) Read Devorah's post, carefully. Before I bought my house, my mortgage person first thing said, "Give me the address, let's check to see if the previous owners took a claim on water damage. If they did, you won't be able to get a mortgage for that house". Once you cash in on water damage, now the insurance company usually will drop you, you will have a very hard time trying to pick up someone else as you're now marked, and you will have a hard time trying to sell your house as you'll have to find someone who's mortgage company will actually let someone buy a house that's claimed water damage. Insurance companies are afraid you've created a mold/mildew issue and they don't want to risk the medical repurcussions of the individual(s) or anyone moving into that house who gets sick.

In my opinion, flood insurance is a hoax. If you win the fight, you've lost the war as now you're marked as a potential health risk from then on, your house is flagged as a safety risk, anyone buying your house from then on will have a hard time trying to purchase it, and you will have a hard time trying to find a mortgage company to back you. Better off just paying for the damage out of pocket and keep your insurance out of it. A guy at work is convinced you can't even call up your insurance company and ask them about water damage. He said he had a pipe burst in his house and called up his insurance company. They got his name, and account, and then all he wanted was an honest answer from them if it was just better he take the hit or have a claim. After discussing it with other people at work, everyone was like, DO NOT get the insurance company involved or have a claim. Well, a month later his insurance company cancelled his insurance without reason and sent him a check for the remaining balance. Think it was coincidence?

So, that's how I understand it. You have to take what I say with a grain of salt as it's all what others have told me but no actual proof or backing.

If all you're really worried about is water backup in your basement, better to put the furnace etc. up on blocks and leave insurance out of it.

I too have read about people getting screwed when they have something happen like a leak and they can't ever get home insurance again. It's the new thing in insurence, like a credit report--you get blacklisted as a 'bad risk' and it's all over. That's why I wouldn't think of having a washing machine in the 2d floor.
