Upgrade home or buy bigger one?

We bought a small ranch 3 years ago- It's getting too small for our family of 5. We think it's probably worth around $425,000 (we live in the Northeast)- We estimate it will cost over 100,000 to add second floor and more bedrooms etc etc. Are we better off buying a bigger house? I'm not sure what would be more of a strain financially. There is a bigger house for sale down the road for 550,000- The way I figure it- I'm up around that much now with the amount of $$$ I need to make mine bigger

Lots of questions:

- Do you know for sure that you could add a second floor to your current house? If that's not a for-sure, you're house-shopping or expanding the footprint (if that's possible).
- How much equity do you have in your current house? As the housing market ices up in some places, prices are easing and what you may be able to pull out of the house after sale minus selling costs minus moving costs minus the cost of a mortgage loan for the new house may leave you in good shape for another house ... or it may not. You might want to run some numbers to figure out just how much the new mortgage will cost you.
- Do you know that a $550,000 house will work for you? Is that house down the road typical or either surprisingly cheap or surprisingly expensive? I'd suggest doing a little quiet house-hunting (open houses, scan newspaper classifieds, etc.) to determine what the price is for a house which actually will work for you.
- Don't forget also that the bigger house may cost you more in property taxes (depending on how they're calculated in your area), heating/cooling, and maintenance (bigger roof, more paint in more rooms, etc.)

First, the amount that you estimate for upgrade seems way low in my part of country to add the second story. here, for a reasonable remodel/add on is around $150 to $250 per sq ft.

Almost always, it is cheaper in terms of "human energy consumption" and "marriage good will" to move to a move-in condition house than to a large remodel of a current home.

Finances is another matter entirely.

Depends what comes as standard features. If you are in a cold climate get the best insulation package you can get. In a hot climate the best ceiling insulation that they order. If it comes with plastic faucets, spring for metal. If the fixures don't have shuts off before each one, orderit with them. If a steel house door isn't standard, try to get it as an option. If windows are single pane, go for insulated. The best "bang for the buck" are the things that will save you money in the future or make the home easier to live in and not necessarily the things that look pretty and shiny.

This is an old thread but a goodie. coxfamily, I think you'll be very happy with your choice. When the last kid moved out of my parent's house back in the early 80's, my parents sold their 2400 square foot house, and bought a 3300 square foot house on 2 acres. Then they renovated and added a master suite that added an additional 800 square feet of space. My parents spent almost 30 very happy years in that house (it was a one story), hosting lots of get togethers and Sunday night dinners with all the kids and grandkids. Holidays too. My mother loved having land and not seeing her neighbors right in front of her. My DH and I just sold our 3 BR/ 2 BATH 1901 square feet condo and are building a 2870 square feet house. The majority of the space is on the main floor, but my studio and the guest bedroom/exercise room are upstairs. I'm already in my early 60's and just in case, we're building the house with an elevator. However being slightly claustrophobic, I have no intention of using that elevator to get to my studio, unless absolutely necessary. Why are we going bigger? Well DH wanted a room of his own and we wanted a larger entertaining space that is more indoor/outdoor space. And when kids come to visit, there's enough room to spread out without being on top of one another but not so much space that its unwieldy. We don't need lots of bedrooms or even large bedrooms, but we wanted more public space. Technically we have two bedrooms, the master and the guest bedroom, but my large studio will be a third bedroom when needed and if it's ever really needed DH's study can be a fourth bedroom.

It is likely going to cost you far more than $5,000 to change cabinets out later. It will also be a hassle after moving into a new place to rip out old ones, find new ones that fit the old boxes (if you do/can keep boxes...if you can’t, add a lot more than $5,000), what happens if there is damage to boxes or backsplash or counter during - lol, add another few thousand dollars! Add labour costs if you are hiring labour too. Soft close on drawers I would do during the build. Soft close on cabinets you can easily add yourself after closing if you want, depends how much builder is charging for that line item if worth it to you. Another factor to consider might be whether you can roll that $5,000 into mortgage or it will be cash out of pocket. If $5,000 will get you what you really want now, then go for it. But if you are going to be compromising even going with the $5,000 upgrade, stick with the “included cabinets” and save your pennies for new cabinets later on. Down the road later on. I can’t tell you if that $5,000 is really that high or not. They don’t warehouse cabinets - they order them at a certain timeline in build, but the builder would have priced out package based on their “standards” where they also usually get bulk discounts as they use them in most homes they build. Yours are a special request upgrade not factored into their pricing. If $5,000 is reasonable or unreasonable really all depends on what the quality differences are, how much cabinetry you have, etc. Cabinets are expensive. Shaker (painted MDF) were standard with my builder which was fine as it is what I wanted and am happy with their manufacturer and construction. But I added a tall pantry cabinet and that was about $2200 CAD. Soft close for drawers (I think ~20 drawers in house) was $270 CAD. Soft close on cabinets (~28 in house) was $400 CAD. It was worth it to us to have it done for close rather than do it after.

I am referring to my personality, diving in with no planning. Not listening to solid advise. Being offended when opinionated house posters blew it up with critiques.Taking offensive to snooty, condescending summaries about a plan I had chosen. Not seeing past the tone of the message, not looking for someone that would work for me and with me. REFUSING to respect that there is a reason we each excel in different walks of life. Just don't mess with the ones you don't like, same philosophy with all our life choices. You'll hate some, but, there are professionals that truly could have helped me build a better home. I was not receptive at all, just got angry. I'll show them! I Disregarded that the chosen CAD program had flow issues. I didn't even understand the basic drawings. it did, it does.I have zero ability to translate a 5x7 closet into how that closet actually works. The laundry room, same, way too small. pantry, too small. what do those little drawings mean! I have two trained architect friends, and I was certain they weren't understanding I had to move, quickly, with no time for frivolous refinements. Had to break ground by fall, all those laid off Craig's list tradesman would certainly have more time, give my project the thought it needed, and I assumed you wouldn't say you could dry wall or tile if you couldn't. I could not visual the literal size of the storage closet, I now proudly call the master closet, for instance. Being driven by trend threads, that seem good on paper. Was that what I really wanted? Didn't take time to put true thought into those decisions. Did I really want them? Some yes, some no. Driving on to save money, I assume anybody with a lick of vision can hire quality work. So not true, I paid 4 times for new drywall, new painting, and it still is full of ruffles and ridges. Hire the legit drywalling company, wouldn't have lost 2 months with redos, paid excessively, interest hike during the never ending down times, of course interest rates went up.3.99 start build, 5.75 end build rate. Passed on licensed company to do the drywall, He gave me a two week time frame, (way too long in my narrow world)and was 3,000.00 more. So, hire some bozo on Craigslist that promised to get it done in half the time at half the cost.That decision cost me TWO MONTHS! for that investment,I paid up front, they needed supplies, and had me handcuffed, they already had my money. "save 3,00"ultimately costing me literally 4 times that, project set back two months( they showed up about 2 hours every other day and I swear they had no idea how to drywall. Flunked electric 4 times for COO, still have switches/ outlets with no idea their purpose. So, to answer your question, I paid 18,000. for a master bathroom, the tile job and the layout and quality is not good. With proper forethought and workability analysis this would definitely have been avoided. I could have hired someone to explain basic size, what to demand in workmanship, As in earlier post, I am just verbalizing my specific experience and begging you to not to buy that dress at Barneys just because it's 90% off. We were rear ended in 14, can't walk, but, I still want that dress from Bsrneys because it used to be the perfect dress for me. realize needs change, and you if it's an impulsive decision, it will sit in your closet with all the other GREAT deals. I learned from these costly mistakes, and am sooo receptive after the fact, to remedy issues that should have been remedied prior to building!

a few things to consider:
1) how much would you have to spend to get your house to sell? Another thread has a discussion on how much people had to shelll out to get their house to sell and it is not always helpful (i.e., the houseee is still on the market)
2) how long would the house be on the market? The market is cooling off rapidly right now and you may have to carry 2 mortgage paymnets for a while
3) how much would you have to pay the real estate agent to sell the house? Typically 6% in fees.
4) How much to pay in closing costs? In this part of NE, it is typically ~4K. Also add the the inspecttor fee, etc.
5) Moving cocts - packing, furniture, etc.
6) I don't know about you, but I would want to do some re-decorating if i would move into an exisitng home. That may include paint, toilet replacement, even little things like new bathroom decor.
7) Now think about all the work you did around your house, landscaping outside (be that a flower patch you started, or a fruit tree). Would you like to leave that behind?? I wouldn't.

So, even if it would cost you $150,00 to build an addition, it is still a better deal (financially and emotionally) to stay in your old house rather than to move to a new, larger one.

Adding an extra storey to an existing home is a much bigger undertakng than having built it that way in the first place ... so it seems to me that your cost per square foot of added space would be much higher than the average cost per square foot of the original house, consequently of the amended house as a whole, when you're finished.

So - I hope that you're planning to live in it for an extended period, after upgrade, for you might be hard pressed to get that much extra price, should you choose to sell in the next (quite a) few years.

Also, what's the possibility that there may be cost over-runs, not unheard of in such situations?

Would your budget be stretched to cope with such an eventuality? Could you handle such?

You have a big tent that you can pitch in the back yard, to partially inhabit while the work is going on .......??

If you don't plan to live elsewhere during the upgrade ... is your marriage impregnable? There'll almost certainly be substantial added strains - and for an extended period.

On the other hand ... switching would probably involve in the neighbourhood of $10,000. real estate fees ... which add nothing to the ongoing value of either house.

Quite a number of facets to this project.
