His DL-1-1 cross tastes great!! It has rosseyenka blood in it but larger (rosseyenka is tiny, not sayin DL is large, just large-er maybe 2x size to put in roughly great wall category size) and tastes just awesome. I think I do like rosseyenka flavor in general tho so I may be partial to these rosseyenka hybrids. offtopic but can persimmon get bacterial canker...? i feel like my rosseyenka got somethin canker-esque goin on this year...

I don't think it would look right with a wood border. And while I think I might have a box of tiles left, I'm not sure and even then, I don't know if it is enough to replace. I really need to replace the tile. I want to replace the tile, not because we are thinking of listing the house, but because I can't stand it. I just want to keep resale in mind when picking out a new floor choice. I don't want to spend a fortune on the floors, but I also don't want something that will make resale difficult or lower our price or anything like that.

I faced the same question, new water heater with 10 year warranty is costing under 1500$ and I am doing it. The existing one is over 27 years old, works fine for us, but well past average lifespan and it makes a lot of noise. New boiler 6-8k, I decided to wait on. The boiler works fine. It is a gamble since a new energy efficient boiler would make a difference for some buyers. But I would rather wait and see if that is what a buyer would ask to replace. The high cost just seems too much to go ahead. I would rather fix whatever other miscellaneous the buyer requests then the boiler PLUS whatever other miscellaneous they are likely to request. I am having a boiler cleaning and servicing when the water heater is replaced so I can document that it is in good working order. I do plan to clean the area the boiler is in and remove all dust so it looks nice and tidy. Is there a way you can give the current unit a good cleaning? Good luck!
