I just put up a Biltmore from Turner's. It's the 14x18' model, and we got it with the poly sides and insulation kit. Price delivered was something like $1,300. Installation wasn't too bad, but I was glad I had my father in law to help! It's *not* a one person job. Overall it took us like a week, but we weren't rushing and we did more than most. Here's the breakdown. 1) Set up the foundation. In our case this was a rectangular frame of 4x4 treated lumber, with supports run into the ground 4' deep at corners and every few feet. We used some super-sexy laser level that got everything set up right, which was a big help. 2) We dug ditches from the house for electricity, water, and conduit for the next bit of whatever we need to run. It's only 100', but why not save the effort? We've got 8 gauge wire (I think -- rated at 30 amps) run from a 20 AMP GFI breaker. We probably installed 12 2-plug outlets out there, plus lighting -- it's cheap if you overbuild up-front. Water was just PVC piping. Outlets and the water spigot are mounted to 4x4 posts run in the ground with a posthole digger. 3) We built the frame from Turner's. It's like a big erector set, with way too many nuts and bolts, so your fingers WILL get tired. In out case one of the frame pieces was damaged in shipping (it's galvanized steel, but looked like a piece of ribbon on the end) so we needed to straighten it and drill an extra hole to get a good mount to the frame. Hint: open the boxes up before you plan on assembling, so you can get replacements if necessary. 4) We added a step and buried rabbit wire around the permieter to keep pests out. This was put on before the frame, and buried something like a foot deep and in an L shape. The floor inside is just dirt, BTW -- might plant in the ground, and it's easier on the feet than rock. 5) The next steps was assembling the "ribs" -- front, back, and some more pieces every few feet along the length. It took 2 of us (me on a ladder) and some c-clamps to get things going for the first 3 or 4, then it was a lot easier. 6) Crossmembers next -- straightforward once you remove the c-clamps, otherwise it won't line up. If everything isnt' square to begin with (not a problem in our case, though it would have been if I'd done it myself) then this will square it up for you. 7) The plastic sheeting scared me, but it was straightforward. Same with the insulation kit (read: second plastic sheet for top and sides, with a squirrel cage blower). 8) Then, we were done. The door is supposed to be a sparate step, but we put it on the frame before we mounted the front wall, and cut it out appropriately. Simple. So far I'm impressed with the thing. It's done a good job of keeping the place warm (it's been hovering around 85^F here in South GA with the fan blowing and outside temps somewhere around 40-60 depending on the day), and the addition of a $18 automatic space heater from Lowes ($58 from Turner's) keeps it from freezing at night. The heater's nothing special, but its * (it looks like an asterisk, or a snowflake) setting makes it kick on at 41^F, so it'll keep the place from freezing. My citrus are happy. Anyway, I'm cheap, so instead of buying the $550 fan and louvers I got a box fan from Walmart, a thermostatic control for attic fans from Lowe's, and an auto gables attachment and did my own thing. It's kind of ugly (gotta love 100 MPH tape for sealing around the edges), but it seems to work well for now. We'll check again come summer, though -- it gets hot here. E-mail me and I'll use that to remind me to get some pictures, if you're interested. I'd recommend Turner -- it seems like a good product that's well priced. Just plan enough time to get it up and running the way you like.

Please respond to people reading your other thread, we like feedback from the OP. Yes, you can make a contingency offer, just as your buyers have. I would not ask in advance, I would present to the seller your full written offer, with all terms. I won't listen to a verbal offer or one in piecemeal. I need to see the full picture before I know what I will or won't do or how to respond to each item. If you feel unable to deal with the seller directly you can hire an agent or attorney to make the offer, but don't expect the seller to pay for one to receive your offer. You can directly give the seller your support docs for your offer at the time you make an offer. Your problem with using an agent is the irritation to the seller since they already have it FSBO for a reason, then your agent appears at their door saying I have a buyer, but first sign this agreement before I present. The seller already has plenty of agents knocking on their do, and most say they have a buyer. One more agent with the same story is not endearing...

Your realtor definitely needs a professional photographer. The green paint itself MAY be fine if say, that bedroom isn't really that drab-ly dark. I think you said the salmon has already been repainted? Good... I wouldn't add an extra laundry in the garage, and from what I see of the garage floor, it doesn't need painting. (Then again, there may be parts I cannot see.) I love your woodwork, especially the kitchen cabs. If you leave any objects over cabinets, make them just a couple of items easily recognizable as to what they are - I spent too much time trying to figure them out while looking at that photo. Agree with others about the nipple lights, too. And that write up!

Hi Peggy, I'm new to growing these. I have both of these and only acquired them about a year ago. They were purchased separately and I have kept them separate. That's not to say that they can't be grown together. I'm not sure about that part. I'm just saying that mine are separate. One of my Pleiospilos is getting new growth so I'm not watering it. One of my lithos is flowering so I am watering. If they were both in the same pot, it might be difficult to treat each as they require. I hope that helps. If I may make a suggestion...? Well, a couple. Hopefully your pot has drain holes. Your plants are too low in the pot. Add more growing medium. Your growing medium looks way too organic. My Pleiospilos are in cactus & succulent mix with pumice added, about 50/50. My Lithops are in pure pumice. Like I said, though, I am still fairly new to these.
