There is more to a kitchen than a stove, a fridge, a place to rinse things and to chop - I want a place where it is comfortable and efficient while I do those things, where I can store the tools for it, that cleans up easily and is safe. I can't understand her taking out a hood to put open shelves right over the range. In addition to grease and dust collecting on them, it seems like an opportunity for a grease fire to spread quickly. Our old kitchen had artistic bumpy 70's tile with wide grout so I never felt like it was a clean food safe surface. A kitchen redo can make the kitchen a lot more comfortable and usable for a family without being a luxury remodel. My son and DIL remodeled the kitchen on the modest house they recently bought. It is difficult to extract the exact cost because it was done along with non-kitchen remodeling like taking out a wall and fixing code issues with the electrical in the whole house but the kitchen costs were much less than 10% of the house cost: The old cabinets were maple with a light finish. They were able to find the same color and a close match for the door style in frameless cabinets so they kept the sink run of cabinets but replaced the range run which became an island with a lot more storage and added cabinets including a pantry cabinet on one wall of the dining area. It cost about: ~ 10K for new cabinets including the installation ~ 4K for granite including fabrication - a glimmery slab of galaxy blue for the island and prefab white with black markings for the rest including fabrication. ~ 3 K for an induction cooktop, a GE single double wall oven (a scratch and dent discount model) and a hood. plus something for plumbing, electrical and lights that is lumped in with costs for other rooms - say 1-2K. They got something that looks nice, provides the function they wanted (including separating the burners and oven for nights when one is baking something like nan or pita bread while the other is using the burners), has a lot more storage (and easier to use than the old cabinets with a stile down the middle) and more work surface. They didn't want the expense of a tile back splash and went against current fashion by using a 4" granite backsplash. It ends up looking right in their kitchen.

I am in the Dallas-FTW TX area in Tarrant county--around here houses in certain areas are going right from the time they hit the market w/in 4-5 days...we looked at a house in mid 500s that went on market this past Friday and we could not view it until Monday--they had a contract they had accepted by the time we asked for the second viewing Monday afternoon for my husband to see it.... We ourselves have been trying to find a lot in our area we can afford to build a house on--but construction costs have made that pretty much impossible in our price rage...so yesterday we saw a house that was on market 2nd day and made an offer...it is not a "perfect" house...but I have faithfully been looking for two years for home that has floor plan, lot, trees, driveway/garage and location that meets most of what we are looking for... The 4 houses that have come on the market in this particular neighborhood in past year have all sold w/in 11 days or less...so we bit the bullet and put in offer...they countered and we accepted today---just a little less than what the listing price was---at 112.5 a sq ft-- making it less than the average... My realtor who normally does out-of-town relocation buyers in mid 500,000 and up executive homes said that there are some foreclosures in high end market but usually the owners can get out from under the house before it gets to foreclosure unless there is something wrong with the house...in certain area, homes might be on the market for 10-20 more days or even less but the prices are usually higher than last year.... Right now towns like Keller, Westlake, Trophy Club, Colleyville, Southlake are having big influx of relo people--Fidelity moving its headquarters to this area is making some people very happy.... the less expensive homes like under 250 are the ones that have made Tarrant and Dallas counties so high on foreclosure ranks---cheap credit and adjustable rate 0-interst loans got people in trouble... This part of TX has had a fairly stable housing market in past 15 years (since the oil economy tanked)--our home is in older town which is pretty much built out and we don't have tear-downs for new construction like Highland Park in Dallas or even in Colleyville and Southlake close to us...the school district is not the attraction that it was when we bought here...poor planning on part of city in allowing high density developments--more homes on smaller lots--has also been part of lack of appeal and resale value...we really think we have a nice neighborhood and location to other areas but we know that we will be lucky to get out what we put in--including what we will do prepping house for market...

We started our remodel in January and it was supposed to be done by the end of May. Here we are halfway through July and have at least several weeks to go. We added a garden garage on the basement level and a family room above. We added a laundry room on the main level and expanded a big closet into another bedroom above the laundry room. We also annexed the old laundry room to add a desk and butler's pantry to the kitchen, swapped the kitchen sink and dishwasher locations, reused old cabinets, and added some new cabinets and new counter tops. My biggest problems have been the contractor's health issues, the framer's health issues, the trim carpenter's mother's health issues, rainy weather, and bad attitudes. Also, money. The general asked for a payment in advance of when it was due (red flag) because he had bills due on other jobs that were done before mine. All of the subs have told me they won't work for him again because he doesn't pay. I'm preparing lien releases this afternoon. Also, I purchased most of the items that were in allowances (like kitchen cabinets, counter tops, appliances, lights and plumbing fixtures, carpeting) myself because I got better prices on everything or at least could get what I wanted when the suppliers for the general didn't have what I wanted. When I said I was going to subtract the money that I was out-of-pocket for the allowances from the second draw, he flipped and said that would be a breach of contract. I did some quick calculations and figured if I went ahead and paid the entire draw, I wouldn't owe anything at the end, so I stupidly did pay it all. Now, with all the mistakes that have been made, I think he will end up owing me money at the end! Here's a short list of the problems. They poured the foundation wall for the laundry room wrong and now the laundry room (and the bedroom above it) are 6" less deep than they should have been. They poured the floor of the garden garage sloped the wrong way so it doesn't drain if we get water in there. Then they cut grooves in the floor so water would drain when we washed off the mower, but they are crooked and jagged and overlap at the doorway leaving a little "pillar" of concrete that will surely break off. They left the downspouts off the front of the house for months, so with all the heavy rain we've had, all the water washed under the foundation and soaked through the walls of the garden garage, ruining the drywall and paint with mildew. The gutter installer ran a downspout so it washed uphill on the new family room roof and caused a water leak the first time it rained after that. They had to repair the drywall and repaint half the room, as well as extend the downspout to the gutter below as it should have been done. The electricians installed a ceiling fixture 10" out of alignment with the one across the room it was supposed to line up with. Now they have to move the fixture, repair the drywall, and repaint the ceiling. They tore up the daylight drain that ran across the backyard and caused it to plug up. Wasn't a problem until it got hot and we turned on the air conditioner. Then the condensate had nowhere to go and flooded a room in the basement. They tore up the TV cable that ran across the yard even though I told them where it was before they started. They also tore up the dog fence wire in several areas. Now they say we are responsible for getting them repaired. They put vents to the outside in the crawlspace under the new laundry room, but they are blocked off with tyvek and now the whole basement smells "like a basement". The plumber was re-routing the pipes under the kitchen floor for the sink/DW swap and got called away to an emergency. He didn't come back to finish that day and when one of my kids took a shower upstairs that evening, water started pouring into the floor of the kitchen and the ceiling of our theater room in the basement. Luckily I got my hand over the open end of the pipe before it flooded the electronics, but the ceiling was ruined and the chairs and carpet got wet. In his favor, the plumber came back that night to cap the pipe that was accidentally left open. I could go on and on, but you get the idea. If I'm not standing watch every second that someone is working, something gets done wrong. Yet I overheard the drywall guy say to another sub, "I wish [the GC] would grow some b---s and not let the homeowner get involved in our business." This from the guy who slung drywall mud ten feet away so it got on kid's toys that should have been well out of harm's way. He also tracked it all through the house on our hardwood floors (that are not being refinished) and did a lousy job to boot. I'm so done with these morons. I've lost my sense of humor, I don't trust anyone, I just want my kitchen back. If I hadn't overpaid, I'd tell them all to get lost and hire someone else. A word of advice to anyone else contemplating a remodel, put deadlines and penalties for not meeting them, into the contract. Add that things you buy on your own get subtracted right away from the allowances.

But I did rake up the leaves on her property next to mine where we share a mutual irrigation ditch plus all the wonderful rotting maple leaves in the ditch. I built a compost bin nearby with builder's block from my FIL's old milk house built in 1929. We have a bunch more to collect from eastern Idaho. Lined it with a some newspaper, then a wet phone book someone threw into our trash can next to our shop doors and also a bag full of apples! Must have been my eldest son or my hubby. I couldn't believe my find. My 12 year old saves the phone books for his BSA camp outs. Good to start a fire with LOL So I guess he missed out on this one. WE get extra phone books from our neighbors who passes them out in the fall. One thing my son did was have the nerve to take one of the blocks from my compost bin to place under his snowmobile trailer's tongue when he got back. I did go out later at night to get the dog food bag and some more newspaper. Then in the morning, I could have gotten more newspaper, but didn't dare. I think the recycle people would be disappointed. Now I'm just going to ask her if I can collect her used paper. The dog food bag was a bust. LOL Not quite the garbage bag full of Starbuck's coffee grounds, but I'm sure it will make a nice tea! I still don't have him "dumpster diving" at the restaurants he takes care of for greens or coffee grounds etc. He says it is very messy! Well, I have been composting for nearly two years. Most of what I know - came from this forum. I just keep reading all the time and learning! I have done one lasagna garden. It's a veggie garden that I 'layered up' year and a half ago. I understand they like the potassium in them. But now that I've come to this forum, I snip them in itty bitty pieces into an ice cream pail while listening to Dr. Phil, Montel, or Oprah. I'm behind you guys in my composting and need to speed things up! ;-) BTW, there were a lot more pizza boxes but I know DS wouldn't be interested in helping me nor waiting. Plus I put my phone number on the lids so someone calls me when it's near full. BTW, most places have appropriate sized buckets so pick-ups can be done at the same time, yet I still have full buckets to pick-up, and I am not taking up extra space under their counter. I was going to a school meeting for my 12 year old, went through the fancy new neighborhood and saw the grounds workers cutting down tree branches and all the grasses (ornamental) and they were put in piles on the lawn later to be picked up. I made a mental note to go back and ask about the grasses. I took a different route home, but made a quick left turn into the subdivision. I asked the first guy, they are from Mexico and don't speak much English, but enough to direct me to the boss. He said fine and I offered my club wagon to put the grass into. They said "No, they wouldn't fit." I have all my bench seats in it. (I loved how they talked amongst themselves in spanish to decide about taking them to where I live which is behind the new subdivision) They actually loaded all the cut grasses and raked up leaves and put them in their truck and took them to my house and unloaded them for me. I wasn't expecting such service. They said they would just dump them anyway. So, I scored big time in the goal of getting other people's mulch and having it delivered. Where is that thread anyway?! I told them they can dump more of their grasses. They weren't done with this big subdivision and they also mow the shared grassy area and little parks. So I told them feel free to dump the grass too! When the grass gets long enough to mow. Plus I got the main guy's card to have him do some pruning and other stuff for me. I think the crew was amazed that this blonde haired lady, driving a ford clubwagon was willing to load it up with all the tall grasses! Let alone talk to them, as some people in this manicured area probably wouldn't bother speaking to them. I got there early, &, being a naturally shy & bashful person, I sat at the bar & talked to the bartender about my enthusiasm for Starbucks coffee grounds, other people's leaves, etc. Gary was the first to arrive. Gary's a hoot. He's one of those people who's always sanitizing their hands & spritzing the kitchen counter with anti-bacterial stuff. He sat down next to me just as the bartender said, "I just finished making myself a pitcher of tea. Would you like the teabag?" & I said *yes*! Of course! Thank you very much! So she put it in a sandwich bag for me. Gary eyed it & shuddered. The bartender, seeing his reaction, looked at him speculatively & said, "We roasted some peanuts in the shells earlier today for happy hour. Would you like the shells?" So she & I scooped peanut shells into my sandwich baggie as Gary made faces & shuddered. * Posted by: antic_zone9 z9FL (My Page) on Mon, Mar 15, 04 at 20:13 You know you're a compost wacko (or a wannabe) when: ...you take morning walks on trashday, pretending to be exercising, when you're really scouting the free bags of leaves. ...you walk the same route again, this time with the dog, in order not to arouse suspicion because you want to snag a beautiful closet door that will make a perfect wormbin (because of it's louvers). :) ...you don't worry about working out in a gym because you get your upper body workout by forking and turning your garbagecan compost bin. :) ...your DW is actually proud of you because of your commitment to something worthwhile (although you know she wonders about your sanity sometimes!) ;) ...you're ticked off that you can't compost plastic, because it won't break down within your lifetime, but you are happy that you are composting 60% of your garbage! ...you read composting books in the restroom and wonder if the DW would EVER let you have a composting toilet in the next house. (even if it was YOU that maintained it!) ...you subconsciously thank all of those hard-working neighbors who painstakingly rake up all of their leaves so you can steal their bags the next morning! ;) ...(this has been said before, but what the heck!)
