If your blueberry shrubs are northern highbush variety they should be fine. It is best to knock the flowers off of transplant shrubs when they are first put in, to help the plant get established in it's new home. If the blueberry shrubs were kept in a greenhouse, they will have green leaves emerging. If the temps drop and stay below the 60's, you might notice the blueberry leaves turning red. That is normal, a response to cold. The leaves will green up in May or June.

As long as the old stems (canes) are alive they will send out new growth. A hard freeze will kill back mature stems but a frost will only kill back soft new growth. I'd prune away dead stems after a hard freeze but would just leave them be after a frost. The dead tips will usually just dry up and drop on their own. If there's more living plant when the temps warm up it's likely that you'll get blooms sooner.

As long as you don't have to do the lifting and toting then cost becomes the primary consideration. (For most of us it is the back. ;) So if you can afford it then Choice 1 may be the best after all. As I said above I'd go with Choice 2 because it HAS to be much cheaper and it is likely a good base to start with but there is no way to know what may need to be added because so many things are sold labeled as "topsoil" - some are ok and some are crap. So many things are sold as "mulch" and the same rules apply. As to manure - has it been composted? Most likely so. Fill the bed with Choice 2 and then add several bags of the compost from Lowes, 1 bale of the peat, and a good dose of slow-release fertilizer all mixed in well and you should be ok for the first year. More compost will be needed each year after. Without seeing the stuff that's the best I can do but keep in mind that landscapers are always trying to sell you fancy expensive mixes you don't need so don't buy into everything he says. ;) Dave

You should have a professional handle this situation. You can negotiate with a real estate lawyer to supervise the whole transaction for a fixed fee or utilize the services of a real estate agent. If you use a real estate agent, the developer will have to pay his or her commission and it will not cost you. Arguably, making the developer pay a commission might reduce the amount of concessions the developer is willing to make, however, in my experience as a real estate attorney for over twenty years, you are better off having a professional (and you should be very careful choosing your professional as there are not many out there) negotiating on your behalf to get the most bang for your buck. If you choose either type representative, make sure you "google" them, ask for a resume and check with the local bar association or department of real estate to see if they can refer anyone or have information on the individuals you have spoken to. There are more bad attorneys and poor real estate agents then competant ones out there. The market in Vegas has tanked and will only get worse for the forseeable future. Go for as much as you can-the developer is lucky to have a sale. Good Luck with everything and as bad as the market is, I cannot remember anyone (excluding completely reckless individuals) ever, in the long run, regreting being a homeowner.
