If you want to do a comparison, follow my method - single mother plant, cut same-size clones (six inches.) 12/12 directly from roots being visible from the bottom of the rockwool cube. Put clones in the systems to be used for testing. It is how I do most of my tests (besides algae, which I use tissue culture methods.) For your blooming panel, follow a 40:30:30 ratio of 460:660:630, which is my panel specification for all my 50w+ units - your LED placement in the panel for optimal blending is up to you. I am using 1w diodes, and if you must know the diode manufacturer it's Seoul Semiconductor, just so we can do a more even comparison.

Here, the local paper will have the address and price listed, and I think the date of sale is included. You would have to go to the city website or the city offices (many cities do not have the Assessor's info online, others do have it and then you can see the list of owners, dates, and prices the house sold for in the past). The assessor's site can also give the sq footage of the basement, house, and garage, the acreage of the lot, the number of bathrooms and how many fixtures they have, the furnace type (ie: gas or electric) and a few other things. Of course, the info is only as good as what the assessor's office knows. Here, folks do not usually get permits for work they do themselves, so the city may list the house as it was when it was built and not any improvements since. This makes comparing homes difficult without having their real estate listings, since the information that is public may be so far off from reality. For instance, my 1447 sq ft home for sale is listed at something like 930 sqft at the city. Of course, no one goes to the city to let them know that there are improvements made that they could tax you on. I used the assessor's website last summer to learn something about a house across the street that is the site of noisy parties. The parties seemed to be of fairly young people. We wondered if they were young owners and we would be putting up with this for years to come, or if the owners were the PARENTS of the partiers. The house was last sold about 15 years ago, so we decided that the owners were the parents of the partiers and guessed that things would get better. Sure enough, a few weeks later, the parties stopped. We don't know anybody in this new neighborhood, so we were just looking for clues. The parties were noisy enough to be heard in the back rooms of our house with all the windows and doors closed, air on and TV on. Our lawn and the street were littered with cups and cans after the parties. Once we knew the owners were older than the partiers, we had patience to wait it out instead of thinking about calling the cops or confronting the people who lived in the house.

The most profound of these changes is the population growth and its impact on traffic, neighborhood composition, and the commercial infrastructure. Here in NoVa, change is the only constant. I highly recommend that your relative rent for a period of time to get to know the area. There are hundreds of neighborhhoods w/in a five mile radius of Gallows/50. Each has a different appeal or may be in some form of transition. Example: Today's Merrifield area (down the road from Gallows/50) will look far different in three years. The construction is massive. Up the road, Falls Church City is rapidly changing its housing composition and the traffic patterns are changing too...not for the better IMHO. There's a great deal of rental inventory in NoVa. All housing types are available for rent...Higher end SFH's to townhouse to small apartments etc. Our rental market provides broad choices for every taste and pocketbook. NoVa is diverse and complex and it's worth getting to know before making a real estate comittment. As for the state of the housing market, throw a stone and you'll get an opinion. My somewhat well-educated opinion is that home sales will stay slow for quite some time and it won't be easy to unload a real estate mistake. Yes, I DO believe prices will drop further. I think the entire metro DC area will see some pain. Where? How much? Beats me. But anyone who believes that prices in Arlington, Alexandria, and even, McLean, can't fall does not remember the early 90's very well. The ice cream cone does melt from the outside in. Another example of recent price decline...my lovely little neighborhood of high-end townhomes in the City of Falls Church saw price drops of 12-15% from 2005-2006. But sellers in both years still made a nice chunk of change from when we bought in 1998. Happy Hunting and I hope your relative moves here and learns that NoVa has a lot to offer (besides terrible traffic) for those that choose wisely.

LoneJack. Thanks for the information on Black. We used to grow Black Krim but we got fed up with the concentric cracking in our garden. Then we switched to Margaret Curtain. I think it was actually worse for cracking. Both were great tasting and just fine for personal consumption but only our "heirloom knowledgable" customers and a few chefs would buy them. They were just too ugly for the standard buyer not to mention that they aren't round and red. Concentric cracking is characteristic of black fruits in our garden due to rapid changes in soil moisture here. It doesn't just rain here anymore ..... when it does rain, it comes down in torrents. Black also sounds a little larger than our Black Krims and Margaret Curtain's were. I'll give Black a trial. I've confirmed that I've got seeds in my inventory. My seeds are from TGS. My DH was in old Mexico earlier this year and he picked up some much larger black fruits w/green shoulders, 14-18 oz. They looked like Black Krims on steroids with no concentric cracking and they tasted great. Not sure what the variety is or if it was a F1 hybrid ..... I saved the seeds ...... We'll see what the grow-out looks like in 2018. We grew Chyornyi Tarasenko this year. It's a nice black in the 12-16 ounce range. Less prominent green shoulders. Good taste. Little to no cracking. Moderate production. Probably deserves to return for another year. Kevin, IMO Big Beef is a good overall tomato. I see you had Pink Brandywine in 2017. Were they from Burpee seeds? I've grown out those Pink BW from Burpee seeds and they produced some huge fruits. Shell 6A
