Plan opinion Frank Betz Azalea Park

Id appreciate your opinions on this plan please. Family of 4, 2 kids 2 and 4 possibly one more to come.

We are building on 3 acres in central California. We spend most of our time outside and don't want a huge house, this house would be downsizing for us from our last house of 3000sqf ( we didn't use most of it). The dinning room would be used as a sitting room and the screen porch would be made into a room useable for all seasons and where we would eat if entertaing. The kitchen seems like it would be dark so I plan to add windows on sides of the range eliminating the uppers there. Other change would be adding a bathroom upstairs off of bonus room.

Do you see any ways of improving this plan without adding to much square footage? Any adjustments to make it flow better?

For the screened porch, do you mean it will actually be part of the house, enclosed and climatized, lengthened, and opened up to the kitchen and breakfast room? That will help lighten the kitchen, too.

Perhaps you'd like an exterior door in the laundry room, so you don't always have to go through the garage.

Since you will not have a basement, if you leave some of the space under the stairs open, you'll have more flow between the sitting room and living room. When it gets to head-bumping height, you could have storage accessible from each side.

Where will you put the bathroom upstairs? Do you need it?

Bp, thanks for your feedback. I heard back from them and they directed me to the Kensington park plan. The Kensington takes care of the adjustments I was wanting without increasing size by much.
