| We are really close to finalizing everything and want some last minute comments from all the experts on this forum. We have tried to take lots of your advise and incorporate it into our design. Thanks in advance for your insights!!!!

| mchaney1, What exactly are you going to do with the space to the left of the pantry? Would you like to unify the 2 closets (the linen closet by bedroom 1 and the smalish closet in your master? The first floor looks ok to me (I'd modify the pantry/mud area a bit and adjust the kitchen) If this were for me, I would not like the second floor as is. You do not need the double corridor (one to enter your master and another one to enter bedroom one. If this is for privacy, maybe you could approach this in a different way. It is possible that I could sketch something for you if you give me the info I asked. |

| The pocket door to pantry seems like it should move back to the mudroom . No outlets behind cabinets with pocket door. and the mudroom would be nice to close off without closing access to pantry and garage door. The dining room windows are too far apart and I would want a picture /larger windows and less wall to block views out. Picture windows can be cheaper for size becuase they are fixed. Not enough /large enough windows in family room as well. Do you have any views to back yard ? Fireplace seems narrow for space for stone /tile surround etc. Stairs could be tight going down at front basement wall where foundation and furred wall close down the width. Big mistake to often made! Master Bedroom..small closet door seems to be in way of where your bed /nightstand will want to be...Not enough room. Possibly push master bedroom door back in hall giving it more gracious feel and pull bedroom on left ..door closer so door is in hall not bedroom and hallway is shortened. Also consider a 6"-8" frieze board below fascia and 4or 6" trim around windows to help the aesthetics. Look for examples with and without to see why it looks better IMHO. Good luck |

| Instead of having a large walk-in and a smaller walk-in in the master, what if you gave the smaller one to the secondary bedroom, and then used that bedroom's current closet for a WC in the second bath? That way more than one person could use that bath at the same time. Plus you wouldn't have another wall in the master broken up with a door. I would still add a small closet to the den/office in case you need to use it for a bedroom in the future. |

I was thinking of putting cubbies and a desk area for dropping off mail/etc. Would you like to unify the 2 closets (the linen closet by bedroom 1 and the smalish closet in your master? We thought that would make the linen closet weird to enter. But we are up for suggestions. Second floor... I would love if you could sketch out your ideas for me. I don't think we need the double corridors either but could not figure out another way to do it. We are open to any ideas on the upstairs. I like it but do not love it. bigkahuna, That is a good idea for the pocket door placement. I would probably never close it but it would be nice to block off the mud room. In the dining room, you would take the 2 center windows out and put a picture window there? What do you think we should do on the left of the picture window? We need the door to the right to go to the future deck. I am unsure what to do in the family room. We put windows flanking the fireplace and two in the room. We thought we wanted to keep some wall space for furniture. Please give some ideas you have, I know we need help there. Phillipeh...do you think putting a closet in the office would make it too small? Also, how would you lay out the bathroom if you moved the closet? (I like that idea!) | MCHANEY I would combine the 2 windows in center into a picture window leaving a window( for ventilation on left and the door on the right. In the Fam Rm I would remove the sidelight on door and go with 1-3 picture windows across the back about 5 ft tall or 5-6" furniture can still be there. I have attached an example of one I did for my gf's brother. maybe 2 picture windows, door on left and a single window on right ? It just needs studied to see what works best. Good luck

| Also I would consider moving door to large WIC in master to the left so when you open door there is rod /shelf or just shelves behind the door. The plan as it is wastes the wall space on the right side in front of the door. shifting door loses no space on the wall the door is in but you gain 4-5 ft of usable space in the end of the closet. Space is too valuable to give it up to walk space for no reason. Also consider in BR 3 shifting window to the front a bit to be sure you have room for bed & night stands. Master tub opening on angle feels a bit tight but may take a big rework to address this. Thats for you to decide if its a big deal |
