Balcony - Mtce Issues?

| I like the idea of a balcony, but at least in apt. bldgs, they seem to be a maintenance nightmare. If you wanted a projecting balcony in your home, what type of construction or materials would you use? |

| Wood or engineered lumber that had been properly specified after the structure of the house was inspected to be certain that it was even doable and a complete set of architectural drawings complete with a PE stamp was completed. |

| Thanks, millworkman. Your comment seems to be more for adding a balcony to an existing home. Would you broaden your options for a new-build? While I love wood, I really don't like the mtce that goes with it (have that for deck at my current house). |

| I have a 30ft long wraparound balcony that cantilevers off the house by 6ft. It's a reinforced concrete construction. |

| "mtce = maintenance I believe.." Sounds like you have neglected routine maintenance if you associate mice with balconies. |

| eek!... I'm off my desk, feet on the floor... Now, class, let's get back to the subject matter! :)) Re: reinforced concrete mentioned by jrldh. My husband's old condo had that, and it was a maintenance (note: spelled out fully!) nightmare. The condo assoc. was repairing, patching, painting every other year. Similarly, wood requires pressure washing, staining, and eventually rots. I was thinking perhaps something metal. Is wrought iron still used? That rusts, tho', doesn't it? |

| Why would you paint concrete? Of course then it's a maintenance nightmare... Maybe you should go with stainless steel? |
