Version A or B...which one?

These are two versions of the same space. I would appreciate pros, cons and thoughts. We are a family of 5 with three daughters ages 9, 7 & 5. We have a nice house in a great spot (waterfront in an island) which we are going to live in forever. House has no basement and no attic so we are always looking for storage.

The steps in the plan are leading in from a new 2 car garage. On the left will be cubbies/baskets/hooks. The room on the top right is actually utility space which I would imagine using also for large storage bins of clothes, christmas supplies, etc. The room on the bottom right will have an extra fridge, utility sink, storage pantry and maybe open shelving. Bathroom is much needed as we do not currently have one on our first floor.

I like the cubbies in version A, but the room on the bottom in version B. I think it will give you more flexibility with your storage. Hope that helps :)

If you have the cubbies on the left, why do you have the closet or closets on the right? You don't need them, except for storage, and for that you have the two rooms.

I'd try to minimize partitions and maximize wallspace for shelves and hanging storage like in the lower picture. It would give you a nice craft or sewing room, and if you added a window (I don't see on in the plan),

I think I might add a tub/shower in that bathroom if this is the only bathroom on the main floor and you are going to live there forever and there is a room that *could* ever be used as a bedroom on the main floor (for temporary or permanent disability).

Otherwise, I'd do the cubbies in A with the space in B, except I might make the "hallway" (along the cubbies to the garage) a little wider to make sure there was room for passing... And, I'd want a drop counter somewhere--probably where you have the closet in B...
