What about this one? It's so well done, I don't even feel like it qualifies as a stock plan. I have been looking around a little bit at lake houses myself. Someday.

Another site is Tim Bryan, an Atlanta architect. He has some really nice stock plans. Look at Spitzmiller & Norris. Not sure they have anything that small but their homes are nice.

Ross Chapin has plans that are close to what you're describing-- their plans tend to have no basement and a small upstairs, but there may be something there you can work with.

Allison Ramsey is basically the same story.

There is a second bedroom on the main level, but it could easily be an office or a hobby space.

At the Frank Betz website, search for "Multi-level" and start the SF at 2200. You'll see several such plans in your search results.

At the Don Gardner website, search for "Hillside Walkout" plans.

We have such a layout on a Georgia lake and it has worked well for us.

Appreciate the lead on which direction to look. I have been "barking up the wrong tree" looking mostly at lakefront categories since we are going to build on a lake. I found several Donald Gardner and a Frank Betz that come close to what we are looking for. Do you mind telling which plan you went with?
