Updated Pics of New Build...Just Starting

Hi there! My husband and I have been lurking around this particular board for the past 7 or 8 months! We live in Central Ohio and bought about 3 acres last year in August. We put our house on the market and it sold in November. So we decided to rent until we had decided on floor plans and things like that. Needless to say, we made our own floor plans (2500sq foot ranch with poured full basement, geothermal heating, Anderson Windows), we found a great GC and we just closed on our construction loan on July 31, 2009! We got a FHA Construction Loan with 3 1/2% Percent down and an interest rate of 5.75%, (We used Hungtington Mortgage-Local Bank here in town), it was a one time close and then it converts over to a regular FHA loan! We are in the beginning stages of having the land cleared and all, so I'm very excited to share the process along with you guys! Here's to a SUCCESSFUL AND ON BUDGET BUILD!! Ok I think I figured it how!
Here are two different pictures. The first picture is when we bought the land last year. It was very heavily wooded. The second picture is from August 7, 2009! We had some of the trees cleared, but we haven't decided if we were going to clear anymore at this point on! Enjoy!

As I understand it, FHA 203K loans are for rehab and renovation. I'm just curious how you are using it for new construction. Nice lot!

On our paperwork, it does not say anything about a FHA 203K loan! It is a TRUE FHA Construction Loan that turns into a FHA Loan once the house is built. We only had to finance for 29.75 years instead of 30 years since we have 9 months to build the house (which bank gave us that extra time cushion). Hope this answers your question. Again, it's not rehab or renovation. It is strictly NEW BUILD! Also, we called and spoke with Wells Fargo and they were they ones that tol us about the loan! Then we went to our loan officer that got us the loan for the land. Also, I searched the internet over and over trying to look for that loan as well when they told us about it, couldn't find it! Sometimes you just have to call and talk to the Loan Officers!

Glad to see you're getting started.. I'm here in Columbus as well and I designed two new homes for my girlfriend and her brother out on Buckeye Lake and helped them put all the numbers together and build.. We are now in drywall stage on one and interior trim on the other. Mind if I ask whereabouts you are building? . If I can be of any assistance on suppliers etc locally don't hesitate to contact me. bigkahuna, thank you for your post, I emailed you as well! Now is a great time to build while the building costs are down! We are building a 2500sq ft ranch for around $96.00 a sq ft. and take into account that it is has a 8/12 roof pitch, 9 foot ceilings throughout, Poured Full Basement, Amish Built Cabinets with Formica in kitchen (I had to sacrifice so my husband could get Geothermal), Geothermal heating, Cellulose Insulation and so forth. So I think we are doing it at a very fair price and with the interest rates, the time to build is now (granted, if you can)!

Your basement is beautiful!
I've wasted 2 years trying to get one designed!! Everyone agrees our topography and soil is fine for a basement, but they're just not built in our area.
Do you mind sharing how tall your basement walls are? Do you know approximately what proportion of (how many feet) of the wall is above the natural grade?

Thank you for the nice comments..I just walked down there today (my temp steps were put in) and wow it sure is big, but the house is 2500 sq. foot so you can imagine!! The basement ceilings should be 1 to 1 1/2 feet above the natural grade. We had to have the house built up a little higher to assure the natural grade for the septic wouldn't be a problem! The basement walls from floor to bottom of floor joists is 9 feet and we have about 8'4" at the bottom of the steel beam. Hope this helps!

ok, first off, LOVE the home, love the plans, and love the site. i thiink you are wise not to over clear and clear more later....free landscaping!
PLEASE help me out here. I am desperately trying to find out more about the loan you recieved. we are waiting for our lot to come through the short sale approval, and we still have time to make loan changes. we are pre approved for a construction loan that requires 20 percent and cannot find better. we live in FL. i saw your post a few days ago and have called wells fargo and a few other FHA lenders asking about this loan. i even called the bank you mentioned (Huntington Mortg) even though it is out of my state. Every last one of them says that the only thing available is the 203 K one. the only version of the "new construction" FHA loan they know of is worded as "a structure built within the past 12 months that has not been inhabited", meaning you are buying a "new" home already built and making improvements. according to all of these lenders including the one you are using, the only way to use the loan to build a home is to buy a lot with a small structure of some sort or "movable" home and tear down and start fresh. i have literally called everyone and every person has told me that the loan you got does not exist. please help!
if we were able to get the loan you did, we would be purchasing a different lot and building a different home. it seems that you are the only person in the world who knows how and where to get this loan that i can find, so please help us out.
would you be willling to email me with the name of your mortgage lender and allow them to lead my broker in the correct direction? my email is misstifyftl@aol.com.

Looks good except for all the standard house wrapping mistakes: reverse overlapping; stopping at corners instead of wrapping around them; and huge creasing that will completely interfere with moisture flow.

i posted my new revised houseplans on my thread...posted the link below. if you get bored, i have a tons of questions about the floorplan and need advice. you were my first gardenweb "friend", and if we get this loan, you will be my BEST garden web friend, so i would love your feedback. we are working within a popular plan in the area, and we cant make a ton of changes without paying a custom builder, so i am trying to work within the plan, which is far from perfect for our needs, but the best option for us. let me know whatcha think.

misstifyftl, after I looked at your plans, I couldn't believe it! It really resembles our house! I'm going to post the plans to let you see! We actually used the attached floor plan and modified it to fit US!! Again, I know this floor plan doesn't fit everyone but it really suits us! We have 3 children (ages 13, 9 and 3), we are hoping the 13 year old will go downstairs in the 2500 sq. ft basement, we then would move our 3 year old to her bedroom and his bedroom (study) would actually turn back into the study that it was supposed to be! Until then, I'm using the Formal Living Room as a Study! I wanted a Formal Living Room because my kids are older and I know we are going to be in this house for a very long time, so I wanted to have that room for Christmas Time and putting our christmas tree in there! I also wanted a Formal Dining Room because I already have the Formal Dining Room Table with Hutch and we have a large family so that is where we would be hosting Christmas/Thanksgiving!

i am laughing right now. this is so funny about your plans. they are sooooo similar.

i am trying to use your plans to solve some of the sticky points on my plans. let me ask you, how many feet are there from the kitchen curve to the back of the breakfast area? it looks like 8 ft? would you put a full table there? we are tyring to put our full dining room table there and use the front rooms for other stuff until the kids get big.

also, will you look at my kitchen, because it keeps getting blasted on the threads for being poorly designed. help me. i am young and still learning to cook. so i have no idea how a kitchen should be.

going to look at your master and see if i can do something with mine based on yours to incorporate a larger laundry area...another big problem right now on the threads. any ideas?

Thanks yard piddler and mitri89, we have a great GC! He is doing a beautiful job! Now we are into the inside work, so I won't have much pictures for the next few weeks, but we will have lots of progress! I'm already starting to pack! Now, tell me, who does that?? ME, because I'm so excited to move in!! If I didn't have to have an occupancy permit, I would be living out there! It is very beautiful there right now with all the leaves changing colors! We live in a very crowded neighborhood now and I can't wait to get out there to enjoy the quietness!!

Re: housewrap.

Running great slabs of sticky wrap over all one's misapplied housewrap joints is no long-term cure. Adhesives fail and the bad lapping remains. And I bet closeups of the windows will show no flashing details either.

I know this is incredibly boring stuff for most homeowners whose enthusiasm knows no bounds. But for those who care, take a look at this article in the Journal of Light Construction.

Where I build, brick and stone veneer is the standard. So the traditional lapped felt the masons usually insist on makes up for most of the housewrap mistakes. Not so where cement, wood composite and vinyl siding is the order of the day.

worthy.....how do you get those articles from JLC??? When I've tried in the past they want to charge $2.95/ea...good article by the way! I hate to day it but GC's 'most' always try to build it as cheap as possible to max. profit. As codes changed....the code 'masters' didn't take in what their codes would change from the 'old' style of building(drying out). They IMO...really need to put explicit instructions for house wrap/flashing INTO the codes!!!!

We are at Day 62!!! Our GC got the "eyebrows" done on the house now! Honestly, I didn't even notice them until he pointed them out to me! Roof is Completely on now! Concrete man poured the garage floor and my porch yesterday! My Front Door arrived today! It should be getting installed while I type this! My stone also got delivered today so that will be put on as soon as the front door has been installed! The well was drilled today as well! They hit water at 102ft!!! So that means, $1000 under budget!! Woo Hoo!! More pics to come as soon as I get them!

My fiancee and I are looking at a piece of property that has everything going for it except price. We are struggling to figure out how we might make it work. Thanks in advance for any help you might give.

Meanwhile, I have enjoyed reading thru this posting. I like the outside of your house so very much, it's just my style. Thanks for taking the time to share.

Day Sixty Five!!

Imagine my surprise today, when I pulled into the driveway and found stone staring back at me! Photobucket

Here is our garage, complete with concrete, composite steps (you can't see the composite because our GC has wood laying on top of it to protect the composite, we'll remove the wood once we move in) and a back door!

Here is a closeup of my door! I got a Therma Tru Fiber Classic door with sidelights. I believe the cost was around $1600.00 for everything! The painter is going to gel stain this door to match our cabinets and stairwell (like a cherry)!

I like your stone also. We are going with stone that looks similar. Ours will be Arkansas Field stone and is called Cafe Sandstone or Cafe Veneer.

We had our well installed yesterday and they made a pretty big mess with the wet clay. They went to 218 feet but we were quoted a firm price before they started so it didn't cost extra. I really stressed over which kind of well pump/sytem to get but went with one using a cycle stop valve with a 1.5 HP pump.

Day 70!! Got stone around the door. Just playing the waiting game now. Waiting for my electrician, septic man and siding man....I was secretly wanting to get in by Christmas, but there is no way!!

ramor: Thank you! We went with dutch quality stone in the color of Columbus Blend Limestone.. That is what everyone uses in my area (Central Ohio). The costs were about $5000 to do it the way we did it, I think that was 3 1/2 feet below the window and around the front door and around the back door on my covered porch..I think the stone gives it great curb appeal!

Wow, 218 feet! That's great that you were on a set price. We were too, but since it was under the 150 he quoted us, it was only $20.00 a foot. We were able to put in a bigger pump as well since we saved some money, we went with the Constant Water Pressure Tank, what that allows is for when one person is taking a shower and someone else turns on water or flushes the toilet, you won't notice it.. I think that was like an extra $700.00..(I think)... Good Luck to you!!

Here are some updated pics of our house! The siding is complete as of November 6th. Don't worry this picture was taken at the first of the week!
The sub contractors have been working inside the past couple of weeks. Rough In Plumbing is in and passed inspection. Rough In Electrician has been there for almost 2 weeks along with the same company doing the Geothermal. My husband has been running telephone, coax and speaker wire, so we have inspections on Monday! The septic system is being installed this week as well. Gutters will be put on next week and after inspections and we pass, we begin to insulate! More pics to follow later!

Siding is all complete as of November 6th! We went with Mastic "Brentwood" Siding in Pebblestone Clay color, if anyone wanted to know!
