| Just curious....
Was cable, TV, or phone jack wiring including in you contract price? What about appliances? The appliances were drawn in on the floor plans but not specified. If not stated in the contract, would this be pretty standard to complete a build? TIA! |

| The only thing "standard" is if it's not written into the contract it's not included in the build. Kitchen appliances are required for a CO, but different homeowners have different ideas of what would be desirable. One buyer might be OK with a basic 6K Frigidaire package, while another will spend twice that on just a refrigerator. If you want that 6K or that 60K appliance package to be paid for by the builder rather than you directly, then it will have to be written into the contract. You end up paying for it either way, but putting it into the build loan means you'll be paying for it long past the time that you've replaced it. |

| the things included in your contract are the things listed....in your contract. Appliances especially can be an allowance item. If it is not listed under that, then no, they will most likely not be included in your total price. TV, phone, and other av/digital related wiring is typically not included because it is not a standard feature all rooms get, such as power outlets for example. Some houses may want phones to all rooms, but not cable. These sorts of layouts need to be discussed with your contractor/electrician/phone/cable guy before the rough in stages are complete so they can include these items in your wall space. You will need to discuss locations of each items. Place them as you think you will place your furniture. |

| You will need to discuss this with your builder. Every builder that we spoke with could tell us how many data (phone, cable, internet) outlets were included in the base price and how much each additional outlet would cost. |
