I'm also wondering what our foyer will look like. I'm hoping the stairs will show all the way up, but if the ceilings are only 11 feet in the foyer then i guess they won't. I'm having a hard time envisioning the foyer. Can someone explain or post a pic of what they think it will be like (how much stairs will show etc)

The ceiling framing is noted as either 11-0 or 12-0 A.F.F. but I don't know which space is the den. The finish schedule should be changed.

I have never felt comfortable with ceilings higher than 10-0.

AFF means Above Finished Floor, so the some of the ceilings appear to have joists 12 feet above the floor and some have 11 feet.

If you like 12' why not go with it throughout. You do end up with more material finishing cost but on the flipside we were told to do 11' ceilings meant 12' studs had to be cut down which increases the labor cost there (how costs compare you'd have to look into further yourself). If you're in the same boat you'll be paying for 1 foot of lumber to be cut and thrown away. We were ok with that because super high ceiling weren't what we wanted, just a necessity of the transoms and specialty vaults we knew we wanted.

Thanks!! I'm glad he made it 12 in the den. The parts if the house that are 11 have to be because if the upstairs. There is attic above the den so it can be 12.
