It's August 2013! How is your build progressing?

I guess I'll start this. Hard to believe that it's August already. Let's see your progress.

We closed on our current home and are moving into the rental now. At least that is out of the way so we can focus on the build.

We have our driveway permit (yeehaa). Plans are still in process - hope to start quoting in the next couple of weeks.

We are still chugging along! Interior trim is almost finished up, we have less than a week left and then painters start! We are also ready for landscaping! (Almost just have the gutter conductors left which should be Saturday!) also they should be putting the automatic cover on the pool tomorrow and the laminars! Outdoor kitchen and fireplace are coming on Tuesday and landscapers start on wed! Yay!! We are so ready for this to be finished up! The vineyard is doing well, many of the grape vines have already grown near a foot! Guess this weather has helped someone get a good start but slowed down a lot of other stuff! Our actual contract with the builder ended the 29th of July, but we have until August 29th with the bank, unfortunately the builder had more than 7 weeks of doing nothing when there was lots to do and good weather, now they are scrambling to get things done. Which causes concerns for us with lack of quality- so far we haven't seen anything but we are waiting.

Looks great, degcds! A couple pool questions, if you don't mind: What kind of concrete treatment do you have around your pool? It goes all the way to the edge of the pool, too, yes? And then do you have tile in the pool right beneath that or what exactly? It looks fab! Thanks!

Cholibeans-
We did the stamped concrete, and the concrete is actually the coping as well, it looks very light compared to the rest of the concrete which came as a bit of a shock because the pool builder said they wouldn't seal the coping. And actually the pool is a vinyl liner pool, and the tile is just printed on there. attached is another picture pre concrete. The gray around the top is the track for the auto cover.

The electrician has about 1 day of work and carpet goes in all of the bedrooms on Monday and we will be moving in...new furniture was delivered and stored in the garage. The sprinklers and sod need installed badly as we have a yellow lab (outside dog) and he loves the mud and then sleeping on the porch.
This is a Don Gardner Lennon plan with some minor changes.

@Autumn.4 -- we are in the EXACT same place. Moved to rental on 7/31. Man, this rental is TOUGH! so small, and have most of our belongings in 3 storage spaces -- eek!

Getting ready to send plans out to bid. YAY!

No roof just yet but we do have all the walls, 2 stories and most the windows framed in. The plan is complicated and its moving much more slowly than we had initially anticipated but thats the story on most builds I guess!

Unfortunately our family suffered a great loss and my heart just hasn't been into building. My sister succumbed to cancer after a very heroic battle. Losing a family member puts a lot into perspective. With all the chaos in a build, don't lose sight of what is truly important. Make time for things that matter...

Here is where we are as of now...

Sunday was spent digging in about 1200' of conduit for the electric line. Believe it or not we never turned a stone till the last 25'. My operator was surprised and commented it had been a long time since he was able to dig so long without hitting rock.

We are building high on a bluff, overlooking the Missouri River. This is a picture of our "Great Wall of the Osage". I was happy the contractor decided to rake the wall and give us a more rustic look.

I am really looking forward to having two separate garages. Here is a picture of our basement. You can see where we will have a two-car garage under our upstairs two-car garage. This was a bonus and allows me to have a workshop and a garage.

saftgeek I am so sorry for your loss and can well understand your heart not being in it regarding the build. It is all about perspective, isn't it?

You are moving along - looking good! Great treatment on the wall - it could look very earthy and natural with a bit of moss growing on it.

We're getting SOOO close! The floors have been stained, lights are being installed, tiles are on their way, and the kitchen cabinets are going in today! Will definitely have more photos to post tonight!

carsonheim-well...rental is OLD as in dirt floor basement with brick stairs. I do NOT go down there. It's mostly all crawl space. It was also ready for us 4 days AFTER we closed. So we moved it to the garage and then again to the house when it was ready. We stayed with parents in between - tired of eating out is an understatement!

We are getting bids now too and finally sorta settled in to the rental. It will all be worth it right?!

We have a driveway! Flooring is almost complete and the main staircase is being stained. Still waiting on stone fireplace to be completed, appliances to arrive and painting of trim. 3 1/2 weeks until closing!

Thank you everyone for your sympathy. I have been dragging my feet for a few years on this build. My sisters all wrapped a brick and gave them to me for Christmas two years ago... unfortunately, the bricks have disappeared. I really would have loved to use the bricks in my build. I know they wouldn't have matched, but that wouldn't matter... it only makes for a better story.

Time heals all wounds and fortunately I have a very large family. We have been leaning on each other and will continue to do so in the future. Posting the pictures and providing some free advice was therapeutic for me.

Thanks again and I wish you all continued good progress in your builds.

We moved in last week! I love it so far. The house is perfect. We are trying to be really conscious about the things we put in the house and choose things carefully so it is not put together and wont be for awhile. I have been super busy but will post a few pics when I can.

I wish I was as far along as you all! I finally have a plan and bids accepted and the engineers just got the stakes put in. I'm going to try and chronicle the whole project and then use my posts to make a book. We'll see how it goes. Hopefully my writing skills are better than they were in college. Just beginning our build. Not the best lighting in this picture, but site work and clearing is just about finished. 1000 feet of driveway to be rocked and builder contract to be signed next week. Hope to begin construction in September!

Meg--love your lighting! Can you share what you did in your entry/foyer area with the posts/columns? It looks like our entry is similar with it open to the great room and I'm still not sure on how to better separate the foyer area. If you have a picture, I'd love to see what you did.

One side of the porch is completed, this pic was mid day. The front is 2/3 done... My back is aching, it might take forever. But it's GREAT to relax on!

We are still moving along, all the trim has been painted, and hardwood floors are going down, its so exciting having the subfloors covered up after 7 months of looking at them! Also landscaping has started, a little disappointed in some of the plant sizes so we are having them take them out and going to upgrade some sizes, the Japanese maples just look so small. Hoping to be in the second week of September!

Master Bath- They are going to make the wainscoting boxes symmetrical, I can't stand they are different sizes.

And I finally finished mulching the vineyard today- took a little over a week and spreading 70 cubic yards really stinks but it looks SO good.

It's the Davenport plan from Southernliving. I liked that Federal/Greek Revival look... plus it is only one room deep, so a side view gives a tall, narrow look as if it were a hand-built old farmhouse. I think it was originally designed to slide into a narrow city lot sideways...we plopped it down facing forward on 12 acres here in rural Indiana. It's looking like maybe early October...we shall see...

Degcds, your house is GORGEOUS! I can't decide what part of it I like best; that pool is stunning!

Equallydivided, I LOVE your black trim! I tried to convince DH to let me do that in our main living space but was overruled. Oh well, at least I got my black kitchen cabinets! I can't wait to see your finished rooms!

MTGuy, your lot looks beautiful! I love the flowers in the foreground.

We're SO close now! We settle next Tuesday and the moving van comes on Wednesday! It's hard to believe that by this time next week we will be setting up our new house! There are still a few little things to tweak here and there (discovered a broken ceiling light shade this afternoon, still waiting for house numbers, floors need final coat, etc.) but we passed county inspection today and are on track to close on time!

I always wanted a BLUE front door. I definitely got it. It's a bit brighter than I expected but I do like how it stands out amongst the black and brown doors in my neighborhood. (Excuse the weird house numbers, we stuck some cheap ones up so we'd pass inspection).

Great to see all the pictures. I have been reading this thread every month for some time now and it great to see the progress everyone is making. We just pulled the permit and should start Monday. We need to move to a rental this weekend and I am dreading it.

Beautiful houses! Neat to see the Davenport in a photo--I've been poring over plans for weeks and the Davenport is one I came back to a few times.

We moved into our rental last week and are supposed to close tomorrow on the home we're selling.

We looked at a house last night built by the builder we're planning to go with. A relative of ours built a high-end house with him but we wanted to see a more average home. We were impressed with the quality and square footage for the price. The owners just raved about this builder so we're pretty sold on him.

Right now Field of Dreams is my favorite houseplan but I'm worried it won't fit the budget...I found Holly Ridge Farmhouse the other day: http://www.salaarc.com/portfolio/holly-ridge-farmhouse/
Cape cods aren't my favorite but I don't mind this one. Maybe we can come up with an affordable cross between Field of Dreams and Holly Ridge :)

sparkler I LOVE YOUR KITCHEN!!

It is very similar to mine, and I've had that curve/angle island shape in my mind from the beginning. People have tried to talk me out of it too.

I'd love to hear how you like it after you break it in.

Sparkler and Lori -

I'm not usually a fan of kitchen islands but if I were going to have one, I too would prefer a 'curved' or double-angled style like Sparkler's. I do have a kitchen peninsula shaped like that and I love it! My sink is in the center section and I have a raised bar on the seating side.

I too have noticed lots of disparaging remarks about 'angled islands' but I have noticed that the detractors never address the functionality (or lack thereof) of that shape island; they always just dismiss the shape out of hand as 'ubiquitous' or 'overused.'

Well, the double-angle gives you tons of surface area to work at within easy arm's reach. I have 11 linear feet of counter-top all within easy reach of one spot. Plus the double angle maximizes the seating space on the back side of the island. I can easily seat 6 - 7 people at my kitchen bar and they can actually all talk to one another instead of being lined up like birds on a telephone wire. Plus, if I'm working, none of them is in my way when I try to reach the fridge, stove, dishwaher, sink or any other part of my work space.

The only functional critique I've ever heard anyone make is that you lose storage space from two big triangular shaped areas where the base cabinets come together to form the angles. But, if you have the cabinets custom built by a cabinet maker who knows what he is doing, the center section can be designed and built as an isosceles trapezoid so that you don't lose those triangles of storage space at all.

And even if you use stock cabinets, it is possible to add panel doors to the back side of the island to access those triangular spaces. Properly finished, the panel doors can be a decorative element and not even noticeable as "doors." So even if you don't actually finish the interiors of those spaces out but just leave them as accessible "voids" between cabinets, you can still use them to store stuff like holiday candlesticks, flower vases, and other seldom accessed items. No need to waste the space.

IMHO, this is a case where the REASON that the particular shape island gets chosen so very often is precisely BECAUSE the shape is so very functional. So don't let those who are trying to talk you out of it convince you unless they can give you FUNCTIONAL reasons for choosing some other design.

I think you may have just sealed by deal for me.

My only other thought is to do something like this picture. Only b/c we play cards a lot and do kind of a round robin with 3 or sometimes 4 tables. It would be kind of fun to have it be multipurpose, and I think I have the room.
I've not finalized my cabinet layouts yet so going to talk to the KD. As of right now my kitchen is just like sparklers only the full height cabinet next to her fridge is on the other end with my micro/wall oven combo in it.

You kitchen is wonderful, the island, and backsplash are gorgeous. I love your lights especially the star light and drum lights. That baths are perfect. My favourite though, is easily the blue door!!

You have made fantastic choices! Nice to see a split foyer so elegant.

Loribug, thanks! I'll definitely report back on the island functionality! I chose it because I knew I'd want a space for people to sit and chat when I'm cooking. But I like that I can be working on something like decorating cookies or pulling pork and be able to talk to someone in the living room or even just watch tv. It's also just so much more space in general, my current house has less than 4 feet of workable counter space. I can't wait to get in there and use it!

Bevangel, you're exactly right! We went ahead and closed the triangles for now but at some point we're planning on having our kitchen installers put in a hutch in the dining room that matches the kitchen cabinets as well as a bookshelf in the living room. At that time we're going to open those back up and make two little "display shelves" where we can stick additional cookbooks. Can't fit a lot there but can make it a little more functional.

Carol, thanks!! I can't wait to do a little landscaping around the front door to really make that blue pop! :)

I'm new to the forum and we are just starting our build now. Plans are finalized and they just started clearing some land today.

Loesismore- our columns will be finished out with trim and picture frame molding, the columns meet a half wall that is about 36" tall. Hope that helps?

Rbattaglia24- our siding is by market place? Color is new graphite. It's a charcoal color that can take on some brown undertones when direct sun hits it. Stone is by Versetta Stone and do not have a color for you on it, sorry.

We are at the very beginning of our build. We bought a 3 acre lot outside the city limits. We bought stock house plans that I have tried to attach. I might have been supposed to put this on the small house forum because we are only a family of three. We are waiting for our builder to finish work on another job before we can go any further. In the mean time, we have to clear some trees from our lot and put in a culvert. I will try to post pics throughout this process if I can figure out how. If you look at our plans, we are going to remove the French doors from the MB and the desk from the dining area and add a laundry room but that is the only thing we are changing. Any ideas and/or advice is welcome.

MrsCarrots - OMG... I LOVE your home. I used a Greek Revival plan as my inspiration but somehow we could never quite get to what I wanted (too much S.F., hurricane zone restrictions on roof pitch, etc.). Sigh. I'm jealous and can't wait to see how it all comes together!

The Red Barn of Courage

Uggh... this process has been a NIGHTMARE for me but we are painted on the exterior at least (except the doors which will be black). The fireplace people have basically made our life a living hell and have put us a month behind AND the roofers (in the middle of rainy season) have taken a MONTH to do the roof. Can you imagine?!?! So, we are still taking in water at the chimney and are at a stand still with drywall. Of course, insulation went in and is getting wet upstairs by the leak. Sigh.

Here are the latest pics. I'm still upset about the false double peak. It was supposed to be a true bump-out but the porch needed to change and that changed the roof line which changed the bump-out. I wanted to kill it but was over ruled by just about everyone. Other than that, I love my exterior. :)

dutty I am speechless - what a gorgeous house! I'd build a mini-me version of that exterior in a heartbeat. Put the double peak angst behind you - it works and does not look overdone or out of place. Can you share what area you're building in?

Thank you so much, everyone! Much of this home was designed ourselves and is a one-off build so I think I only see the mistakes and things that are wrong and lose sight of what I do love. Your comments brought me some joy on a day when I was frustrated to heck about some of the things that have gone wrong.

MrsFireman - Yes, that's Hardi smooth board and batton on top and under the porches is lap siding. The roof is a "cool roof" and the color was plain old black. :)

dlm2000 - Thanks for the thoughts on the double peak. Uuggh... everyone else likes it and I'm not sure why it sticks in my craw. I will try to take your advice and let go. :D I am in SW Florida. Yes, a black roof in SW Florida but it was just something I had to have. I'm crazy sometimes which I think the red barn illustrates. LOL.

MrsFireman - We LOVE LOVE LOVE our white... it is so amazing in person. The pics don't even do it justice. It's Sherman Williams Westhighland White. We painted a bunch of whites and reds on the home and just kept visiting the site at all hours. It wasn't even a contest for the white... it won hands down, in every light, with every red. It's just fantastic. I'm even considering using it inside, too!

Are you up north? I'm assuming so if you can have red windows! :D Because we are in a hurricane zone, our windows are impact rated and that left us the choice of white or black aluminum frames. I'd love to see red windows... such character!

mrsfireman - Ya know, that was a last minute decision. It was two-fold actually. First, I was concerned that the board and batten would be a bit overwhelming if I used it everywhere. It felt like we had a lot of tall windows under the porch that would break up the batten spacing in strange ways and coupled with the battens on the porch ceiling... I was nervous.

Secondly, in driving around some of the historic parts of town, I noticed that the old Florida style homes were mixing sidings, shingles, and decorative elements in really cool ways I hadn't noticed before but it started to grow on me. That gave me confidence to pull the trigger and change under the porch to lap.

I'm glad you like the white. I had never heard of it either and was expecting to use one of the favorite whites here on Gardenweb but thankfully I stumbled upon it and it's really lovely. It reads true white but has such a creamy depth to it... it's easy on the eyes.

when can I come live with you?

I'm starting to love that little alcove island more & more each day. I've not sprung it on dh, or anyone buy y'all at this point. It's our little secret. I don't want to get my hopes up until I can really work on the sketch & scale, and with the KD. In my mind it's all a bit taller, almost like a bistro table, but idk how that will work.

Love the look of your new home! We are working on the plans for a similar build and would like to know more about your "cool roof". Is this different from your standard metal roofing? If so, is it more expensive. Thanks in advance for your info. Can't wait to see some interior pics.... will be watching!!!

Dutty - very cool house - the white is so crisp. Modern and classic at the same time. Love it!

We applied for our building permit yesterday YAY! The well is to be drilled next week Tuesday. We are hoping to break ground in 3 weeks. Let's get this show on the road!

Lori - I REALLY love that alcove. I do hope you'll be able to do it because it's just so unique and cozy. Like I said, I've never seen one like it before that picture you posted. It's a WOW factor. :) When do you meet with the KD?

Terri - It's a standard metal roof but the "cool roof" is a coating. There are a lot of colors available and each one has different levels of reflectivity and "coolness". Of course, black is the WORST but still way better than what I'd have in S. Florida without the cool technology. Yes, it is more expensive. For our home, it was about 10K more than what was budgeted. At the time, it seemed like a worthy upgrade. Now that I'm further along in the process and EVERYTHING seems to be an upgrade, I might have made a different decision but I still love the black. I think there are a few companies that do it so if you just google "cool roof" it'll come up.

Autumn - YAY! Breaking ground is such a relief when it feels like things are finally underway. I'm still waiting on my well... interesting that yours is being done first. My build seems a** backwards in so many respects. Ugh. Many blessings for a successful build.

Jenny - Nothing better than large porches (as you can see from my pictures, I love them) and I agree... when's the porch party?!

Anytime - I'm glad you like the home! It's not based on any previous plan or home... it was a labor of love from start to finish with an architect. We looked for stock plans for ages (years) but given our unique taste, we never did find one and finally gave in and hired an architect to draw what we wanted/envisioned. I have older versions of the floor plan that I posted during the design process but it's changed so much and I'm not sure if I have the recent floor plan in a digital file. I'll have to dig.

I'm trying to set up a time to meet with the KD, who I know will have ideas... It will be a few weeks though.

We are getting closer! They are saying September 15thish. We are ready to be in! Lighting and electrical are wrapping up, plumbing was suppose to start today but nobody showed up for that. Still have painting, including exterior trim paint touch up. Landscaping is almost wrapped up too! It's been a long 8 almost 9 months! Yay!

Autumn - Good for you!!! We wanted to do our own GC'ing but we totally chickened out. I wish we had the guts. You rock!!!

Lori - Yes. That banquette needs its very own thread!! If you can make it work it will be wicked cool. :) I can't wait to see.

degcgs - You must be soooo excited. Somehow I can't imagine getting as far along as you have. I'm a downer these days and I swear I live anticipating a cataclysmic disaster that will make it so I never finish this home. I LOVE your touches... the shiplap in your master, the pool, your backsplash, the copper roof, the trim. It's a wonderful eye-full! And, it makes me miss my home. I'm a transplant from Chicago and your home reminds me of where I grew up. :)

but no one is really commenting yet. Maybe what needs to be said has already been said. You're right, if I can get it to work "wicked cool" it would be!! I've had lots of shape ideas, but I think I've definitely narrowed it down to these two.

wow transplant from Chicago to Florida! well you've still got wind I guess lol :)

degcds - love the island lights! and the chain covers :) I used to work in a lighting store, and we covered all those yukky chains with black velvet. I'm not sure which was worse. I started making my own covers out of scrap fabric. Lot's of people liked them. I also made one for the pole on my outdoor umbrella to hide the light cord that ran down it.
I love lots of other things about your house too, I just notice lights... a lot. lol :)

After 5 months of wrangling with the city we finally have our permits and broke ground last week. Here is what we are building. The wait is killing me. Has been 1 year since initial designs were started with the architect.

We just had our roof trusses installed on monday, which was pretty exciting! Really excited to get to the fun stages so many of you are in though! I'm beyond impressed with everyone's homes. Dutty, your home is pretty much my dream home, lol.

Dutty- I feel your pain, our builder has been less than stellar. I have been lucky enough to be able to be on site every day to answer trades questions and make sure things are they way we want them. I think we would still have another 3 months left if I weren't on site to answer their questions. Our builder has done some very shady things but have been able to make him correct things. We still have our attorney involved and will until the home is done completely. It's sad the builder took to extortion to keep us from firing him until we figured out it was all smoke - said we did something wrong on the contract and was going to turn us in for it, once we consulted an attorney he laughed and asked if we actually believed him. I am not looking forward to our big meeting on wed. Going over overages and credits, blah. The only thing getting me through all this is knowing that one day we will not have to ever go through this again, and even though it seems we have lost a whole year, we won't be spending time down the road changing things because they weren't done right the first time! And knowing in 2 months we will be settled in and will get to enjoy our home! You'll get there!! I can't wait to watch your house progress! Do you have any interior photos?

Loribug- I have this odd obsession with not wanting to see chains. Haha I love the light socks, I never knew they existed until I found houzz, the umbrella idea is great!! We have an umbrella coming out of our outdoor kitchen and I wanted to put lights in the canopy but didn't want to see the cord!! And I saw your thread about the kitchen island. I am curious which way you decide to go! I do feel like if you have an open floor plan someone's back will always be to the other space. It was that way at our old home and will be that way at our new one, we just have stools that swivel or have no back so they can be turned sideways to talk both directions! I do really love the island with the built in bench though! That is wicked!!

Got more of the exterior painted, and trim punch out is almost complete. Painting and plumbing starts on Tuesday!

Our building permit is in! House is scheduled to be staked out on Tuesday, well drilled on Thursday. Filed easement for the electric company to have access to our property to run utilities.

It looks like we will be breaking ground by the middle of September! Can't wait! Crossing fingers sub timing will all fall in line in a relatively smooth pattern. Also crossing fingers for a nice fall and a delayed or at least not EARLY winter!
