Live oaks have leaves, and should be green, year round. They do go through cycles of leaf drop, and new growth. Many other oaks, and the list goes on, loose their leaves and will be 100% barren of leaves at some point during the year. Almost always during the cooler months (although intensity of sunlight is the trigger). If the tree is dead it should be removed, it can become a liability. Determining if the tree is dead is the issue. If you have a narrow, less than .5", drill bit that is at least as long as 1/2 half the diameter of the trunk of the tree (breast height or so) you can drill into the tree. The center will be dead, but not rotten or soft. It should look like you drilled through a hardwood 2x4. The outer layers should be alive and moist, and when the weather warms up have a thin green layer beneath the bark that feels slimy (this is the cambium where the tree cells divide and the tree grows). If you pull out rotten tissue the tree may be dead. This process may not be something you are comfortable with, but if the tree is dead or dying and you are thinking of removing it, what do you have to lose by playing tree doctor. I grew up SE of Houston in Galveston County and the major soil profile around your area, and a large part of the gulf coast, is high in clay. Holds too much water and is poor structure. The home builder brings in sand. Sand doesn't hold water and has better structure. When it rains the clay and the sand become a fluid solution. The microscopic clay particles remain suspended while the sand sinks. After a few good rain showers you end up with a 'hard pan' beneath the clay and the problem is exacerbated. Foundation repair companies owe a huge portion of their success to this clay phenomenon, compounded by the fact that ours is âÂÂshrinking/swellingâ type. I am not certain this is your problem, obviously.

Well, the saga continues. To make a very long story short the Affinity washer and dryer was too deep for my space. I did get a guarantee that I could return it without penalty if it did not fit. The "expert installation service" we were told about really was an in-house delivery service - nothing more. The guys put the washer in the spot and said "look see - it just fits - isn't that great". We were focused on the dryer which looked pretty hopeless so we didn't even take delivery on it. After the guys left DH took a yardstick and put it from the "pony wall" across the front of the washer where the bubble door was and only then could you tell that the bubble door actually stuck out beyond the wall. It was an optical illusion that it fit because the part of the washer adjacent to the wall fit but the middle part of the washer stuck out beyond that. Anyway, they came and picked it up on Saturday and promised us a full refund. Not sure that the paperwork has been processed - yet but I am hopeful. As you know we are looking for the largest capacity we can get with the smallest depth. Now we have been recommended the following:- and I would love feedback: Washer: Bosch Axxis WAS24460UC 3.4 CU capacity only .1 smaller than the Affinity. Dryer: Axxis WTV76100US - 3.9 CU - This dryer is quite a bit smaller than the Affinity - I am concerned that this dryer can work as well on drying the same capacity coming out of a 3.4 CU washer?? I wash alot of blankets and quilts (queen size) and it is important to me to be able to wash and dry these. I am going to see these models in the store and will bring my puffiest queen size quilt to see how it fits. Would love any feedback.... Back to square one - but I'm hoping this one will do the trick....

Thanks. I just looked at the Raypak design. Different than pentair, the Raypak is more like a traditional boiler. Seems simpler. I have 2 end of school pool parties for the kids later this week. Last night in a total panic, I ordered a new tub and manifold for the mastertemp. 700 with fedex shipping. But Im going to still replace it this year because it really is a piece of junk. Maybe i dont need a 400k btu. I have 20K gallons, 750sf, with a spa. The 400 was good becuase it heated the spa really fast, but maybe I could get by with the Raypak 333K. Anyway thanks for the recommendation.
