yes, you couldn't rely on some tenants to report a small leak, for example, so I'd want the most sturdy and reliable toilet I could get for a reasonable price.

Yes Toto for reliability but not necessarily a need for all the bells and whistles like Sanigloss or skirted bottom.

I'm a plumber. I like Toto's. In our remodel my wife picked a cheaper toilet against my advice. It is a giant pitn. How many tenant calls do you want about the toilet not flushing or running all the time. As mentioned, it is a business expense and you don't want calls. Buy the Toto. Oh, and my wife has put a sign on the new toilet of her choice asking everyone to lift the handle so the toilet doesn't run. I will wait to see how long this goes on before she goes out one day and returns to find a toto in its place. I have all ready in 8 mos replaced all the internals in the toilet once and refuse to do so again.

My Toto did that after 8 years and the plumber said just go to Menards and buy a replaceable flap, not the kit. Problems solved. I need to do it again, it is slow shutting down.

It's not that they're fancy, they're reliable. We put 2 drakes downstairs about three years ago, and we're putting in 2 ultramax ll in a bath/half bath reno. I LOVE these toilets! Never clog, easy to clean, but don't need to be cleaned nearly as often as the old toilets.
