| We will commence building a two story with a basement in the next month. We are building near a pond. We don't want the builder to just spray damp proofing on the poured concrete foundation, before backfilling. There are several products on the market that claim to be "waterproof" materials. They are applied a couple of ways--(1)is sprayed on in several passes as a liquid, which dries to a rubberized material that is supposed to breathe but keep water out and (2)is a product that is sprayed on, then covered by a fabric-type membrane with channels on the exterior to prevent any water from wicking into the concrete foundation. Anyone had any experience with either one? |

| We have the sprayed on tar/rubber and then have Enkadrain mats on the wall that keep the soil away as you noted. They channel the water to a perimeter drain leading to drywells (no option for daylight on a level lot). You could also put rigid insulation upagainst the foundation wall too and that may help as well. |
