Foundation under front steps-condensation

I've got a ranch house built in 1959 that has a notch in the basement that goes under the front stoop outside. Not a big area but it would make nice storage. The problem is condensation. Basement is warm and the ceiling in this little room just drips with condensation at times. Also, have mold because of it.

Does anyone else have one of these in their homes and if so, what did you do to make it usable?

Seal the entire room in XPS (extruded polystyrene). Better yet, use spray foam. In either case, Building Codes require you cover either material with an approved fire-stopping barrier. This could be as simple as 1/2" drywall.
