Are you looking for a man cave, home theatre, storage or anything specific?

Hi, looking for something that is not a man cave and not an office. I'm open to other ideas or blended ideas.

It's not easy to decide a purpose because the boiler room (oil burner, not gas) is right there. Even though it has an external vent opening, the solid fireproof door-- which opens into boiler room rather than out-- is usually opened a crack for additional venting. Because of boiler room proximity I don't feel this is a space that someone should spend several hours a day in... What do you think?

First, if you're concerned about the boiler expelling fumes, install at CO detector immediately.

It is difficult to help design a space without knowing usage or style. I'm linking photos of our basement which may provide ideas. You will probably want to go beyond the 1st page to see the room.
