Apartment owners aren't sleeping well these days. Vacancy rates are double-digits in many cities. I think the internet is a great tool for advertising ( CRAIGSLIST, etc. ) Many "apartment finder" agencies are seeing red on their balance sheets. I recommend CRAIGSLIST--apartments, and homes.

The good thing about this website http://www.bestsewa.com is that it allow u to give rewards to people taking up your vacant apt units. It's like selling stuff at ebay, u can give higher rewards to attract tenants to occupy your vacant unit to avoid the high penalty for breaking an apt lease.

I looked at the website ... you appear to be pimping for a service that hopes to hold money from the tenant to "secure it" for the new tenant. WEll, Craigslist would be a better deal. If the landlord has a "no subleasing" clause, which most leases do, the tenant can't just find someone to finish out the lease. They AND the replacement tenant would be out on their ears, and the rent would STILL be due. As a landlord, I have been very flexible about letting tenants out of leases, BUT they had to run the ads and let ME pick the replacement.
