Sub Zero 650 w/ bottom freezer drawer

We've had our Sub Zero 650 since 2000 so now out of 12yr warranty. For the past couple of years we've had to wait 15-20 secs before back-to-back closing/reopening with various family members and guests struggling to yank mainly the refrigerator door but also the freezer drawer open.

Also for the past few months we've had an intermittent rising temp in the freezer issue. No code pops up like several years ago when a Sub Zero technician advised us to turn off then turn back on the unit, which resolved the rising temp in the freezer issue (as it had been left slightly ajar). So now I've got everyone trained to "slam" the freezer drawer when closing such that the freezer drawer and refrigerator door are no longer lined up perfectly as before all the "slamming".

Then today for the first time we had a rising temp in the refrigerator issue; went to 49 when usually 34.

Called Sub Zero 24*7 number and all he could offer was to vacuum the condenser since no code popped up. Since we just vacuumed the condenser two weeks ago he then said we need to have it serviced. Turns out there's now only one SZ authorized repair service in all of Southern California (which I'll arrange to come out).

Does any one think it could be due to faulty door seals? In the early years we had several service calls and found the level of expertise quite lacking so are trying to do some research before the service technician arrives.
