Important to have a 'popular' RE agent??
I'm relatively new to this forum but I have really appreciated all of your tips and advice. Now I am getting ready to sell a property and because of the poor sellers market, I want to choose my agent really wisely. (Who doesn't, though?!) I have several questions I haven't seen addressed on the forum that you all may have some answers for:
(1) Does it make a significant difference to choose an Agent who is popular and well-respected in their office? Or in the community of RE agents they work with? And following along on that thought, does a lot of the 'marketing' of a home depend on how your agent gets the word out to her/his colleagues (for instance personal phone calls and effective presentations at the 'morning office meetings') along with the usual print material and MLS? And is there a sort of reciprocal culture of 'I'll show your listing if you show mine' among RE agents?
(2) And another question~~ Previously when I have interviewed agents (usually I interview 3 for each listing), each has said 'Oh, they have just the right prospective buyer." Then, if I list with a different agent, the agents I passed over never even show the property at all. Are they boycotting my listing because they are miffed, or did they just make that 'hollywood' statement to get the listing? Just wondering...?
So, all in all, I am wondering how much 'backstory' (both positive and negative) goes on when an agent has a listing. And how this aspect may impact the sale of a property.
