Painting Painted Brick

I have a 1964 brick house that one of the previous owners painted white. The paint seems to be some king of rubberized paint. It is not pealing. I would like to clean it and repaint it with 2 colors, one color up to about 3 ft and a different color the rest of the way. I will most likely make some kind of transition between the colors. What kind of paint should I use?

The "best" 100% acrylic latex you can afford. The higher the titanium dioxide content the better.

Best, meaning expensive

Meaning buying from a real paint store not the big box places

A careful pressure washing should remove surface dirt and give the new paint something to stay attached to.

I recommend an adhesion test before painting that "rubberized" paint. That could be an elastomeric coating that might not let the newest coat stick very well.
Paint a patch on an inconspicuous spot, 2 coats properly applied. Wait at least 2 weeks for it to cure. Then stick some masking tape in the patch and rip it off quickly. Any pull-off of the patch should be a red flag.
