flipping the floor plan of a split level

there's a slim chance i can buy my dream property. it has a very nice and beautifully kept small split level home on it. the kitchen is galley and faces the backyard. living room faces glorious view and has glorious fireplace too.

there is a big wall between the two rooms, probably won't be able to open the space up.

therefore i'd like to think about switiching the rooms' functions.

i'd wrap the living room with windows and base cabinets, and make a big eat in kitchen in that space. the small galley kitchen would be wider without cabinets so i'd like to make that into a small reading room.

in our family we all gather in the kitchen, and rarely socialise in the living room. a cozy little space could feel nice for a drink at night i think.

i know plumbing, gas lines and power all have to be dealt with, but user-friendly-wise does it seem like a good idea?

p.s. if i buy this house i hope to live there forever.

You'd incur all the costs of a kitchen remodel, (average 50K) plus the cost of all of the systems work, say 10K, or even more if you need all an all new electrical panel or entire service. (Old houses are underserved by today's standards.) Plus the cost of the shorter windows to be able to put cabinetry under them and the associated infill of the exterior siding material. That could be another 10-15K or more depending on number of windows and the siding material. Plus the minimum 20% contingency fund for all of the old house woes that you would inevitably find when opening up the walls for the other work. I wouldn't start the job without 100K on hand to deal with all of the issues that could arise.
