Renovation 101

berryjamMay 20, 2013

I'm planning on some major renos to my first floor which include removal of walls, relocation of the kitchen, changing a patio door to windows and a bay to patio doors, electrical, plumbing and ducts will be affected.

Where do I start? Do I find an architect first? A general contractor? A kitchen designer? An interior designer? None of my family or friends have done anything major so I don't have any personal referrals. I have lots of ideas (especially great ones from here) but I'm not much of a DIYer, nor is DH. I live in the Toronto area so any input or recommendations would be greatly appreciated. Thanks

You need an architect to help you figure out if your renovation ideas are doable or even feasible.

Thanks millworkman. Does anyone have any recommendations for the Toronto area?

You need to figure out how you're going to pay for a 300K+ remodel first of all. Banks aren't in the US aren't funding remodels like they did before the boom. Canadian banks may be more lenient, but any bank will want to know how what you're planning will affect the value of the home and if that is "over improving" for your area.
