Could you decipher this ????

sum1October 6, 2012

I am baffled this is the house that I want, it had not been put on mls, until now, this is what the broker wrote

Estate property. Buyer to Verify ALL data and go to town hall to verify all data and questions about the subject property prior to sales agreement

What does this mean besides the fact that the ownder is deceased (I knew that)...

can I use an attorney to buy this ??

I already went to town hall..

No Leins...no back tax ...title was released...

any input would be great

It means the seller (likely the executor of the estate) knows NOTHING about the property.

If they are smart they will use a special warranty deed t convey the place, as opposed to a general warrant deed.

With general deed they put themselves personally in the line if a title issue comes up.

Make sure you get an owner's title insurance policy with inflation coverage.
