free gas from another's property

Hi, I have a bit of an unusual situation. I am wanting to sell my home which has free natural gas that is coming from wells on my neighbor's property. The neighbor is my husband's family who built the house we are living in for another family member who passed away. We bought the house from them, but are wanting to move now. His family says that the gas just comes with the house and it's transferable even though they own the mineral rights, but I'm thinking a buyer will want a little more assurance, right? The deed doesn't say one way or the other about gas and the house has been in the same family so it hasn't been an issue until now. Anyone heard of a similar situation or know how we should proceed or point us in the right direction? Thanks so much for your help.

The "right direction" is towards a lawyers office. This not going to be a DIY transaction.
