South Texas pool cost sanity check

I am in South Texas and am currently getting quotes for a pool/spa built. The first official quote came in and I was dumb-founded. I have down a lot of research, compared pool prices with neighbors who built pools within the last two years and feel this particular PB is crazy. The attached picture is the design that we like (with some minor tweaks) and the details follow of the $140,000 pool (yes, 140K - that is not a typo).

Pool/Spa Size: 22'8" by 36' with 8x8 sunledge 637sqft, 109 ft perimeter
Spa: 40 sq ft with 1/3 cascade of leuder stone
Depth: 3' to 6'
Steel: 9" on center grade 60 1/2"
Thickness: 8 to 10" 4500PSI shotcrete wet mix
18" raised beam for ~ 25 feet with two 2" water sheers with stacked stone
Coping: Grey leuders
Tile: Basic tile
Decking: 1195 sq ft Sun Deck (#3 steel at 12" on center)
Plaster: White

Pump: Jandy variable speed
Filter: Jandy DE Filter
Heater: Jandy 400,000 BTU
Chloriation: In-line
Cleaner: Polaris 3900 with 3/4 HP booster pump


3 Jandy LED pool lighting (2 pool, 1 spa)

Extras & Notes

Fire Pit in area of one of the patios

The decking is multi-level - the 1195 decking is on three different levels around the pool

Steps copped with leuders

Additional 87 linear feet of 18" wall around parts of the decking, faced with stacked stone (both sides) and coped with leuders

I'd agree, it seems very high to me.
Do you have the costs broken down in any way at all? That way we can probably point out which items seem expensive.
It's possible the wall is expensive but it just seems way too high to me, especially given that he's only listing basic tile and white plaster.

I'm in Houston and paid $85k for a similar sized pool (with Gunite slide and rock waterfall), upgraded finish to pebble (wet edge), approx 1,350 sqft stamped overlay decking on concrete base, firepit and 3 stacked stone planters. I also had a decent amount of stacked stone on a 12" raised deck portion adjoining the pool.

I live in South Texas and am having a pool built on multiple levels. By any chance is the company quoting your pool Hamlin or South Texas pools?

Not from South Texas so prices may differ but live in the south. But I just received a quote of a 15x30 rectangle pool with a 6x15 tanning ledge on one end. 102 perimeter if my memory is correct. 3HP Pentair VS pump, 420 filter, cleaner and booster pump and a few other things for $41K. And that's with 1400sq ft allowance for stamped concrete. You can add another 10K for the spa I see in your picture. That leaves you with 90K difference. Hard to believe you have 90K in pool surroundings.
