Air Sealing In Ceiling Speakers

We are in the process of building a new home and are wanting to put in some in ceiling speakers in the kitchen, living room, and master bath. I am looking at some polk audio speakers and their new construction brackets. My question is once installed how air tight will these be? I don't want to create gaps that will leak air into the attic. I also don't want to caulk the speakers as it makes it difficult to replace or upgrade later on. Any ideas would be appreciated.

You might try foam.. sealer...like for a bed of a pick up.or door way....one side has foam..other side has "sticky film "..you will have to cut it to fit.. you can buy it at lowes in a roll
