I want to refi our home, but I don't like the fact that I have to wait for weeks until the appraisal comes back in order to lock in a rate.

Wall Street says this site normally has the lowest rate and allows you to lock in a rate when the application and sent and accepted. It says they are

* Fannie Mae Approved Lender

* Freddie Mac Approved Lender

* 43 State Licensing Agencies

Can anyone think of any downsides in using them?

I must have missed the part where rates were skyrocketing upward every week.
