Gasoline Line Under my Land

I have a gasoline line running under the land I just bought ($100,000). I am thinking to built a house and the question I have is if my house costs me 300,000, would it devalue because of the line? If I decide to sell next year (given that markets remain steady), would my house still be worth $400,000 or less because of the line?

A huge variable is where the line is and its diameter.

Also, are you sure it is a GASOLINE line and not natural gas?

You need to red the exact easement the line operates under.
That will affect things like building setbacks.

I would be very careful if it is gasoline...there have been many stories about health problems associated with living near "tank farms"...plus it could leach into the ground water.

There is a natural gas pipeline that runs through our town...I don't think you can build on it...but plenty of people have homes adjacent to it. It looks like a grassy meadow. :) it has no negative impact on property values. It is very different than gasoline.

Pipelines are very different than tank farms.

A leak is a BIG deal and gets noticed in a matter of minutes, then the line is shut down.

Tank farms have had a bad history from tank leaks, an unpressurized vessel that is just sitting there.
